A true ski in/out location with ski storage at the Beaver Run lift you won't find a better place for your family to make memories! For convenience, you will enjoy a heated garage, shuttle and concierge services, a business center for computer access (wifi can be used in the condo) and a gift/grocery shop. For service, there are three restaurants, an on-site licensed child care, spa services, a complete ski shop, ski rentals, ski school and a place to pick up lift tickets. And for fun, the complex has a beautiful indoor/outdoor pool with several outdoor hot tubs. Next to that is an exercise room, steam room and sauna. There are beautiful lounge areas and a library for your pleasure. And the kids will love the game room with several arcade games, a 9 hole miniature golf course, pool table, air hockey and more.

Finally, the condo itself is beautifully decorated Colorado Style with antique ski accents. There is a romantic wood fireplace next to the living area and we have filled the condo with all the extras to meet your needs.

Our condo is bright and spacious with vaulted ceilings and sky lights in the living room. Decorated in true Colorado style, you can sit on our cozy couch and enjoy the warmth and comfort of our wood burning fireplace surrounded by antique skis and snow shoes. The couch turns into a queen sofa sleeper that has a seven inch mattress for extra comfort. There is an HDTV with DVD player above the fireplace and a cupboard full of fun family board games to help create wonderful memories of your family vacation.

Our antler chandelier and rustic kitchen table for 6 adds to the ambiance of mountain living. The kitchen has granite counter tops with a stone back splash and is fully equipped with some added extras such as a spice rack, crock pot, blender, mixer and waffle maker.

Finally, we have been renting condos in Breckenridge since 1999 and truly want to be a part of your vacation experience. About The Area

Breckenridge is perfectly located just 10 miles from I-70 and less than a half an hour from three other area ski resorts - Keystone, Arapahoe Basin and Copper Mountain. It's historic buildings, convenient Main Street and fabulous shops and restaurants, make it the best ski town in the USA! 

In the summer you can rent sail boats, kayaks, canoes and fishing boats at Dillon reservoir. There a over 90 miles of area bike paths connecting Breckenridge to other towns such as Frisco, Silverthorne and Vail.

There are several places to hike, snow shoe, cross country ski and ice skate and even sled.

In town there are museums, art galleries, and entertainment such as symphonies, festivals and fairs.

A free shuttle service stop in front of the Beaver Run complex that goes throughout Breckenridge and the county. Although it is best known for its skiing, Breckenridge is a hidden treasure in the summer! Come stay with us!

House Rules



A. An amount equal to fifty percent of the total balance is due upon reservation as an initial deposit. If this deposit is not received within five days of a written or verbal agreement of reservation, the reservation will be automatically canceled. Final payment is due thirty days prior to your arrival or the due date printed on your confirmation/initial deposit receipt. Failure to make final payment by the due date will be considered a cancellation. There is a cleaning fee of $200.00 added to all reservations. All monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc.. Deposits may be placed in an interest-bearing account and any interest earned on funds shall be income earned by Breckenridge Condo Rentals, Inc..

B. Upon final payment, a refundable $500 security/damage deposit or credit card authorization for damages is require on all reservations. If the following provisions are met, your security deposit will be refunded 14 days after your departure or no additional charges will be made to your card:
1) No damage is done to the unit or it’s contents including but not limited to furniture, appliances, towels and linens, carpet, lost keys, or excessive cleaning necessary.
2) Dishes must be washed and the trash thrown away in the trash chute down the hall prior to your departure.
3 Ski locker keys are returned to the back of the door and unit doors and windows are closed and locked.
4) There is no evidence of pets or smoking of any kind or cannabis usage in the unit.
5) The maximum number of guests allowed to stay in the unit (6) has not been exceeded.
6) Check-in (after 4pm) and Check-out (prior to 10am) times have been honored.
Repair or replacement costs for damaged or lost items or additional cleaning charges will be taken from your security deposit or credit card authorization if such damages are found. If damages exceed the security deposit amount, you agree to pay full repair/replacement costs.

For the comfort and health of all our guests, we do not allow smoking, cannabis usage or pets in our condominium. A $300 non- compliance fee will be charged if this policy is violated.

C. If for any reason, you should need to cancel your reservation there is a $100 Cancellation Fee. If the cancellation occurs sixty days prior to your scheduled arrival, your initial deposit less the $100.00 Cancellation Fee will be refunded. If the cancellation occurs within sixty days of your scheduled arrival, all monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc. unless the unit can be rented to another party during the same dates as the original reservation. If the unit is re-rented during the reserved dates, the rate it was rented for by the new guest, less the $100.00 cancellation fee, will be refunded. Failure to make final payment by the due date will be considered a cancellation.

D. Unused accommodations caused by either late arrival or early departure or for “no shows” for any reason whatsoever, are not refundable including but not limited to weather related problems such as cancelled flights, closed roads, etc.. Travel insurance is strongly advised.

E. The maximum number of guests allowed to stay in the unit is 8. If the maximum number of guests allowed is exceeded without management approval, you will be charged a minimum $250 fee.

F. Check-in time is 4:00pm or later. Check-out time is 10:00am or earlier. Because of scheduling issues with our professional cleaners to prepare the unit for our next guests, we cannot offer early arrivals or late check outs. Failure to check-out on time will result in a $50 fee. We appreciate your cooperation. Please let us know immediately if there are any problems with the unit once you arrive or during your stay.

G. Beaver Run has a parking garage that is parking by permit only and the resort charges an additional $20/night/car for parking upon your arrival. Up to two parking permits can be issued for the condo at the registration desk. Your vehicle will be towed without a permit. We are not responsible for vehicles parked in unauthorized areas with or without a permit.

H. Prior to your arrival, our condominium is professionally cleaned and fresh towels and linens are provided. Beaver Run offers towels for your use while you are at the pool or hot tubs that are meant to be left in the pool area. There are no daily linen or towel exchanges and our cleaning company is different from the one Beaver Run utilizes so please do not mix the towels. If you desire a mid-week linen or towel exchange, you must arrange this prior to your arrival and it will be offered for an additional $100 fee or a full clean for $200. There are laundry facilities on the second floor near the elevators in Building 3 that is accessible from Building 2. A starter supply of hand and dish soaps as well as paper goods are placed in the unit in preparation to your arrival. Depending on your usage, you may need to purchase additional supplies. To keep down our costs and yours, we ask that before you leave you please clean the dishes and throw away all of your trash in the trash chute by the garage elevator.

I. In the event of a maintenance issue, Breckenridge Condo Rentals, Inc. reserves the right to enter the unit or allow a contractor to enter the unit to assess and attempt to handle the problem in a timely and professional manner.

J. Breckenridge Condo Rentals, Inc. is not responsible for the loss of personal belongings or valuable valuables of any kind. All items left behind by any and all guests are the sole responsibility of the guest. If an item is found and you wish to have it returned, there will be a $25 service fee added to the cost of postage and packaging. By accepting this reservation, the Renter/Guest agrees that all personal property, furnishings, personal affects and other items brought into the property by the guest or their permitted guests and visitors shall be at the sole risk of the guest with regard to theft, damage, destruction or other loss and Breckenridge Condo Rentals, Inc. nor Homeowner shall be held responsible or liable for any reason whatsoever.

K. Breckenridge Condo Rentals, Inc and the Property Owner shall not be held liable to the guest, guest’s guests, invitees or any other person for any accidents, injury, illnesses, loss or damage to personal property that occur while on the premises or its facilities or from use of any items provided for guests. The Renter/ Guest acknowledges that use of amenities such as but not limited to hot tubs, pools, spas, exercise equipment, sporting equipment, fireplaces, decks and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Renter/Guest’s own risk.

The Renter/Guest hereby waives and releases any claims against Breckenridge Condo Rentals, Inc. the Homeowner, and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Renter/ Guest on or near or adjacent to the property, including any common facilities, activities or amenities. Renter/Guest agrees to use any such facilities or amenities entirely at the Renter’s/Guest’s own initiative, risk and responsibility.

L. Renter/Guest hereby covenants and agrees to indemnify and hold harmless Breckenridge Condo Rentals, Inc and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Renter/Guest, permitted guests, visitors or agents, representatives or successors of Renter/Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Renter/Guest or family and visitors of Renter/Guest in or about the property and Renter/Guest expressly agrees to save and hold Breckenridge Condo Rentals, Inc. harmless in all such cases.

M. The Renter/Guest shall use the property for residential purposes only and in a careful manner to prevent any damages or loss to the property and keep the property in clean and sanitary condition at all times. Renter/Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger or inconvenience neighbors, nor shall Renter/Guest use the property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit wast or nuisance on or about the property.


The condo is located on the sixth floor with 2 elevators to access the floor.  The unit itself is on two floors - bedrooms and bathrooms are upstairs and kitchen and living are downstairs.  Its a fantastic place to stay with your family, kid friendly.  We do not allow pets or smoking of any kind.

Great Mountain Views

The location was convenient and well-apportioned for family stays. We enjoyed the resort amenities, particularly access to free tennis rackets and balls. The resort shuttle to downtown locations was reliable and prompt. The condo had plenty of room for storage of bikes and outdoor equipment. The pictures don't do justice to the panoramic views of the mountains from the deck of the condo. We definitely would stay here again if visiting Breck!

Great ski in ski out Peak 9

Really enjoyed Beaver Run. The views from this condo are amazing. Everything you need is available. You get great info from the owner prior to check in. We would definitely stay here again! The town of Breckenridge is wonderful. We took a day off skiing and went snowmobiling with Good Times Adventures. Highly recommend! So much fun and only place I found that allowed 15-17 year olds to driver vs being a passenger. My son had the best time!

Ideal Condo for a Week at Breckenridge

Condo was exactly as advertised in the listing and photos. Tracey was responsive, organized and very accommodating. Tracey's condo had plenty of towels, fully equipped kitchen, humidifiers for each bedroom, great sunrise mountain view and a ski locker steps from the lift. Beaver run facility also included a free shuttle to take guests anywhere within the town from 7am to 11 PM daily. I will definitely rent one of Tracey's condos for a future trip.

Fantastic location, comfortable condo, true ski in ski out.

Our Family of four recently stayed in this great Condo. The Beds were super comfortable, especially after a long day on the slopes! The Condo is well stocked. Can't fault the location, it is right by the Beaver Run Superchair. There is an on demand Shuttle bus, which is so convenient, the resort is walking distance to main street.

We loved the view

We loved the location. Easy access to the ski area. It even came with a ski locker which we used. Wood burning fireplace was great for all of us in the evening. Overall it was an enjoyable stay at this condo. We will probably do it again.

Perfect place to stay to ski in/ski out with teenagers!

Condo is exactly as pictured. It was very convenient to the slopes. The ski locker was very easily accessible and convenient. Would definitely stay here again. The only drawback was that we could hear our neighbors at times but that wouldn't keep me from staying here. There was room enough for 6 adults. Owners quickly answered any questions we had. Shuttle to downtown was readily available and easy to use. Did not have to get back in our car at anytime during our stay.

Cozy Mountain Retreat with Views for Days!!!

Our family lucked out when we found this condo! We've stayed at Beaver Run before, but always booked through the resort to take advantage of all the amenities. I can assure you that you will receive all the benefits booking through VRBO. You still receive a locker and have access to everything: pool, spa, etc. There was plenty of space for all of us and the location (Bldg 2) is ideal! The views are amazing and Tracey is beyond accommodating. She took care of everything we needed, including a mid-week linen service. We were pleasantly surprised to come back to the room to find that the linen service includes a full clean up as well!! I highly recommend this property and look forward to another amazing vacation next year. Thank you Tracey!

Great condo for our family of 5...very convenient!!!

This condo was very clean and had everything we needed for our trip! Really loved the extras like, shampoo, conditioner, soaps...little things like that that were included (most condo you have to bring your own)! It was pretty tight though, so glad we didn’t have anymore than 5 with us! Also wish it would’ve had a washer and dryer..that was kind of a bummer! This is our second time to stay at Beaver Run and we love it! Glad to see they are adding more hot tubs and added a bar across from the hot tubs and arcade..that was so convenient when kids are playing...just wish the bartender liked her job more and was more friendly and not so rude!! lol But overall, great and I would definitely stay here again!

So convenient!

We stayed for Thanksgiving weekend in this very nicely decorated condo. Our family of 6 liked it very much especially the convenience of being right down the ski lifts, having restaurants and small market in the condo complex and being 10 min walking distance from the beautiful and fun Village of Breckenridge. Nothing was missing in the apartment. It was very clean. Just a small problem with the second bathroom door(not locking) and sometimes the wait for the elevator. A very worthy place to stay in the beautiful Rocky Mountains.

Great location and view!

Our stay at Beaver Run was fantastic! The condo was exactly as pictured and had a great mountain view. Plenty of room for five people, and we really appreciated having a full kitchen available to us. The condo is within walking distance to downtown, and the pool/hot tub area was really nice. Tracey was very easy to communicate with and everything went smoothly!

We love the Colorado mountains and this condo was a lovely way to spend a week in Breckenridge. It was decorated in the fun mountain style and was in close walking distance to downtown shops. There was a beautiful view off a small patio and from the living room AND master bedroom windows, and all the bedrooms were quite roomy. Loved it.

Great spot for Breckenridge Ski experience!

This was our first trip to Breckenridge for skiing. For us, a family of four, it was the perfect spot! Beaver run is an excellent location for new to experienced people skiing. Everything about this stay was easy. The owner, Tracey, was extremely prompt in responses and offered more information than I knew to ask which helped us out tremendously in having a great experience! We will stay here again next year no doubt. The only negative I read someone else say is both bathrooms are upstairs and I understand it now cause after skiing from 830 to 4 everyday your legs are wiped out so the thought of stairs to use the bathroom is tiring. BUT we looked at it as the stretch you really needed to keep from being sore. This place is the perfect spot!

Overall awesome trip/place to stay

We (2adults and 3kids) loved the condo and Beaver Run resort. Condo was perfect for our family as all kids could sleep in one room (2beds and a futon) and we had other room. It’s easy and quick enough to get from Beaver Run lift to our room (~3-5min with getting gear off/on) that we could just eat lunch there and take a break before afternoon ski. Ski locker was great - right by Beaver Run Lift. Nice amenities at the resort although we didn’t really eat at the restaurants since usually would just eat pizza in room or go out in Breck downtown. Hot tubs and pool (+steam room + dry sauna) were perfect for after slopes. We were here on Spring Break so about as busy as it gets but really never felt like things were overcrowded at resort or slopes. Make sure to get your lift tickets online before you travel as there were some huge lines at ticket counters in am and try to avoid QuickSilver Lift at very bottom in am as it always had longest waits. One other tip: price out a couple of rental shops (found about a $1000 difference). - ended up with Christy Sports(Breck Village/Base of QuickSilver Lift). Overall and awesome stay and wonderful place - will definitely try to stay here when we come again. Thanks much.

Took my two teenaged sons skiing over thanksgiving and stayed here and my only complaint is that we didn’t stay longer. This condo was the perfect size and comfortably furnished. The resort is top notch and you basically walk outside and put your skis on and ski to the super chair at the base of Peak 9. I loved this condo and the resort and breckenridge and cannot wait to return. When we do, I will make every effort to rent from the Souvereins again, as they are extremely responsive and gracious owners. Five stars all the way around
