This townhouse is located in the hub of Red River! Bring your walking shoes as dining, shops and nightlife are all within walking distance! This townhouse boasts 4 stories with ground floor access.  For a pleasant stay it features 4 bedrooms and 3 baths which easily accommodates 16 guests.   

The First Floor has a Queen bed as well as a Full size futon. Among the first floor, guests will appreciate the fully equipped kitchen and full bath. The Second Floor has 2 Bedrooms both with Queen size beds, Flat Screen TVs and DVD players, as well as 1 full bath (tub/shower) on that level. Go up a flight of stairs and experience the Third Floor, which has an open floor plan with a full-size kitchen, living room and dining room, with a sofa sleeper as well as a 3/4 bath (shower). On this floor you can enjoy the sites and fresh air from your balcony. From this third floor balcony you can experience the town of Red River from a bird’s eye view. But it gets better, the views of the mountains from this view are breathtaking. Don’t stop at the third floor, keep going! Now you will enter the Fourth Floor which opens to a loft. This living area has 1 Queen size bed and 1 Full Size Bed and a TV for gaming. WiFi is available, so be prepared to tweet all about your experience. Another bonus for this property is the luxury of having a washer and dryer. Save the extra space in your suitcase for souvenirs and gifts.  This property is often sought after for family reunions. **Two parking spots are reserved for this unit. No parking for trailers is available.

About The Area

Come to Red River, New Mexico, cradled in the Southern Rocky Mountains, where the alpenglow colors the peaks of the Sangre de Cristos and the crisp mountain air smells of pine trees and adventure.

House Rules

Reservation Requirements:

Guests making reservations must be at least 21 years of age, must be able to show proof of age at any time during stay, and must agree to the Terms and Conditions of Reservations Unlimited, LLC's Rental Agreement. Reservations Unlimited, LLC reserves the right to refuse service to any person or party.

A 25% non-refundable reservation payment is required at initial booking and will be applied to the total amount due. The final payment is due 30 days before the guest’s arrival date and is non-refundable at that point unless the property can be re-rented to another guest for the same period. Christmas holiday reservations are an exception: the full balance is due by November 1. The final payment will be billed to the credit card on file unless other payment arrangements have been made. Please note, if the 30-day final payment falls on a holiday, it may be charged on the last business day prior to the final payment date.

Forms of payment include: Visa, Master Card, Discover, American Express, money order, cashier's check. Personal checks are NOT accepted.

Confirmation:

Guests will receive a reservation confirmation via email. Guests may request another method of confirmation if preferred. Please review your confirmation immediately upon receipt to verify the accuracy of the reservation. Any errors must be directed to Reservations Unlimited, LLC within two days after the booking. After two days, the reservation information will be considered accurate and any changes to the reservation are made at the discretion of Reservation Unlimited, LLC's.

Please note that Reservations Unlimited, LLC has nightly minimums for accommodations. The following is a guideline for the minimum requirements:

Two-night minimum at all times unless otherwise indicated below;

Christmas has a four-night minimum;

Spring Break has a four-night minimum;

Summer has a three-night minimum;

Memorial Weekend, 4th of July, Labor Day, Presidents Weekend, and Martin Luther King weekend have a three-night minimum.

If a guest requires fewer nights, please call our office at 575-754-6415 to see if we can accommodate a shorter stay.

Day of Arrival:

Check-in begins at 3:00 p.m. on the first day of occupancy. Check-ins are located at our office at 312 W Main St. All guests staying at Valley Condo’s should check in at the Valley Condo office located at 1000 Tenderfoot Trail. At that time, a staff person will review house policies and supply keys. Regardless of the method of reservation, a valid credit card must be provided at the time of check-in to cover any damages, incidental charges or missing property during a guest’s stay. Each property is inspected prior to arrival and once again after departure.

Late Arrivals:

Guests who plan to arrive after 5:00 p.m. must notify us of a late arrival by calling 575-754-6415. Guests will, at that time, be apprised of after-hours procedures.

Early Check In:

While check in time is 3:00 p.m. or later, if we are able to accommodate an earlier arrival, we will make every effort to do so.

Day of Departure:

Check-out time is on or before 10:00 a.m. on the final day of occupancy. Please follow the checkout procedures found in each property, lock up the house, and return the keys to our office. Guests departing before 8 a.m. can leave keys in the drop box located on our front porch. Please be aware that there are no refunds for early departures.

Late Check Out:

Please know that it is our desire to try to accommodate every guest’s needs when possible. While any late checkouts must be arranged in advance, they are not always available.

Cancellation Policy:

Reservations cancelled within 24 hours of booking will be refunded in full, less a $50.00 processing charge. However, bookings received within 30 days of the scheduled arrival are not eligible for refunds. Reservations cancelled 60 or more days prior to the date of arrival will be refunded, less a $100 cancellation fee. No refunds of payments or deposits will be refunded within 59 days of the scheduled reservation date. All reservations made through a third party such as Airbnb, HomeAway, VRBO, Expedia, Booking.com, Trip Advisor, Flipkey, Vacation Places to Stay, etc. are subject to the terms and conditions of Reservations Unlimited, LLC and any changes to the reservation, including cancellations, must be processed through both Reservations Unlimited, LLC and the third party with whom the initial reservation was made, if applicable.

Travel/Trip Interruption and Damage Insurance is available through Reservations Unlimited, LLC and Rental Guardian. This plan is optional but strongly recommended. In case of an unforeseen event, this insurance helps protect any vacation investment (please read our Cancellation Policy). For questions concerning the travel insurance or to make a claim due to a cancellation, please call Rental Guardian directly at (888) 885-5550. The insurance premium is 7% of the total and is non-refundable and non-transferable.

Cleaning Fee:

Reservations Unlimited, LLC reserves the right to add an additional cleaning fee to any reservation if the property is left in an unreasonable condition after guest check out. The fee varies depending on the size of the property and the actual condition of the property. This fee may be applied for cleaning and laundry services upon departure. To avoid an extra cleaning charge, guests are asked to wash the dishes, take out the trash, and leave the property in a reasonable condition. Any extra fee will be charged to the credit card on file.

Pet Policy:

Many of our homes are not pet friendly. Arrangements for pets must be made in advance for the select units where they are welcome. A $200.00 pet fee will be charged to the credit card on file for any unauthorized pets as well as any repair charges that result from the violation. Owners of any unauthorized pets may be immediately evicted with no refund.

For units that do welcome pets, guests must declare all pets in advance. There is a $100 nonrefundable pet fee with a two-pet limit. Pets must be well behaved and kenneled while guests are out of the unit. Owners are expected to clean up the yard after their pets. Failure to do so will result in an additional $100 clean-up fee.

Smoking Policy:

Smoking is not allowed in any of our properties at any time! Smoking is permitted outside and away from the building. Please dispose of cigarette butts in the proper location. A $500.00 fee will be charged to the credit card on file for any evidence of smoking inside and a clean-up fee may apply for improper disposal of cigarettes etc.

Occupancy:

All occupancy must conform to our occupancy guidelines. Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Exceeding occupancy may result in immediate eviction with no refund.

Firewood:

As a courtesy to our winter guests, a ration of firewood has been provided. A reasonable amount of additional firewood may be picked up at our office should the supply run out. During the summer months, firewood is not provided to any of our homes. However, guests may purchase a bundle of firewood for $20.00 by contacting our office.

Keys:

All keys obtained from Reservations Unlimited, LLC must be returned. A $20.00 replacement fee will be charged per nonreturned key.

Specials:

Specials and discounts are occasionally offered on our website and/or through our social media channels. Specials are subject to change without notice. Guests must mention the special at the time of booking for it to be valid. No discounts or special offers can be added after the transaction has taken place.

Conduct:

All guests are responsible for the home that they are occupying. Reservations Unlimited, LLC is acting as the agent on behalf of each individual homeowner and we ask that you treat each property, its furnishings, and its exterior surroundings with the utmost respect. House parties are not allowed and will not be tolerated at any time and any violation will subject all guests to removal, without refund, by the local Marshall. No firearms or fireworks will be discharged on any property. Guests are prohibited from trespassing on neighboring properties unless specifically invited and must avoid disturbing neighboring property owners by keeping music, voices, and any other noise to a reasonable level.

Transportation:

Especially during colder months, access to some properties does require snow chains or 4-wheel drive due to location and precipitation. Please prepare accordingly. Reservations Unlimited, LLC makes every effort to ensure accessibility to each home; however, guests must make reasonable concessions to physical and climatic circumstances. Reservations Unlimited, LLC will not be held responsible if a guest is unable to access a property for any weather-related reason.

Parking:

Many properties have limited parking spaces and some properties do not offer enough space for a trailer. Please consult with the office for parking details per property. Illegally-parked vehicles may be towed by local law enforcement. Any parking disputes will be resolved by the local Marshall. In accordance with the ordinances of the Town of Red River, no RV parking is allowed on any of our properties. There are several conveniently located RV parks. Please help us comply with the town of Red River by parking any RV's at the proper locations.

Right of Entry:

It is not our desire to disturb guests during their stay. However, situations may occur that require entry to the property. Reservations Unlimited, LLC reserves the right to enter the property at any time to investigate disturbances, check occupancy, check damages, or make repairs, alterations or improvements, as we deem necessary.

Terminations and Substitutions:

Reservations Unlimited, LLC strives to fill all reservation requests. However, some unforeseeable events may be out of our control such as sale of a property, mechanical failures, or frozen water lines. If a situation arises that makes the home uninhabitable, Reservations Unlimited, LLC reserves the right to move a guest to an available property with every effort to provide a comparable property. No credit or refund will be issued.

Repairs and Service Calls:

Reservations Unlimited, LLC cannot guarantee against mechanical failure of heating: hot tubs, sauna steamer rooms, TV's, satellite receivers, DVD players, Wi-Fi modems, or other appliances. Please immediately report any equipment that is not operating properly to our office. Reservations Unlimited, LLC will make every effort to resolve the problem as quickly as possible. All maintenance repairs must be reported to Reservations Unlimited, LLC between 8 a.m. and 5 p.m. For after-hours emergencies, please call the after-hours number listed on the check-in sheet. Guest(s) understand and agree that Reservations Unlimited, LLC and/or its repair people may need access to the cabin for the purpose of making the repair.

Left Items:

Reservations Unlimited, LLC is not responsible for any items left in the home after departure. Please notify us of any left item and we will make every attempt to locate it and return it to you.  Items not claimed within 14 days will be donated to a local charity.
