Four Seasons Lodge is perfect for family vacations and is kid-friendly and approved. :) There are 10 bedrooms to choose from (pick #5, it's the king bed and the quietest room!) so you won't have to bunk in with cousin Cindy. HA!
We also have a toasty sauna that our guests can relax after a long day of hiking or skiiing. The kids will have so much fun belting out a tune to our Karaoke machine, beating the pants off the adults at foosball, and getting physical with the Wii game. In summer, you can play a 4 on 4 game of basketball outside!

Whiskiers, LLC (the "Owner") of Post Office Box 133, Conway, NH 03818, agrees to rent the property known as the Four Seasons Lodge (the "Premises") located at North Conway, NH to                                             and                                                   and                           guests ("Guest(s)") of                                                             ,                                              , Â
                                                          based on the following terms and conditions:                                                                                                                                                                                                                                              Â
1. Rental of Premises - The Owner agrees to lease the Premises to the Guest(s) who agrees to lease the same.

2.  Term - The Premises are leased for a term of                nights commencing on                                  , at 4 PM ("Check In") and terminating on                                   , at 11:00 AM ("Check Out").

3. Rent - The Guest(s) shall pay rent on the Premises of  $                                                    Dollars

4. Hold Over Rent - Should the Guest(s), for any reason, remain at the Premises past Check Out, the Guest(s) shall be obligated to pay rent to the Owner at the rate of one thousand and No/100 Dollars ($1,000.00) per day for each day or portion thereof the Guest(s) remains past the Check Out.   Â

 5. Security Deposit - The deposit of $1,000.00 shall be held as security for the full and faithful performance by the Guest(s) of all the terms, obligations, and conditions of this Rental Agreement, including attorney's fees which Owner advances to insure the performance of the terms and conditions of the Rental Agreement.  The deposit shall be returned to the Guest(s) within 30 days after vacating the Premises, provided the Guest(s) has fully and faithfully carried out all of said terms, obligations and conditions of this Rental Agreement. Owner shall also have the right to apply any part of the deposit to cure any default of Guest(s) and pay for repairs caused by Guest(s) damages, and if Owner does so, Guest(s) shall, upon demand, deposit with Owner the amount so applied so that Owner shall have the full deposit on hand at all times during the Rental Term. Any application(s) of the deposit by Owner shall be itemized and disclosed to the Guest(s) upon demand for additional deposit or within thirty (30) days of Check Out. In the event the damage caused by the Guests exceeds the security deposit, the Owner has full power and authority under this Rental Agreement to demand immediate payment by the Guests to correct such damage.
6. Obligations of Guest(s) - Guest(s) shall:
                          (a) Not sublet the Premises nor assign this Rental Agreement or any part thereof without the written consent of the Owner.
 (b) Keep said Premises in a clean and sanitary condition.
 (c)Properly dispose of rubbish, garbage and waste in plastic garbage bags only and otherwise in a clean and sanitary manner in the garage at reasonable and regular intervals and to assume all costs of extermination and fumigation for infestation caused by Guest(s).
 (d) Properly use and operate all electrical, gas, heating and plumbing facilities, fixtures and appliances.
 (e) Not destroy, deface, damage, impair, or remove any part of the Premises, their appurtenances, facilities, equipment, furniture, furnishings and appliances, nor to permit any member of his family, invitee, licensee, or other person acting under Guest'(s)his control to do so.
(f) Not permit a nuisance or common waste.
(g) Not allow any dogs, cats, birds or other animals in or upon the Premises.
(h) Not change any locks, nor add additional locks without the Owner's consent.
 (i) Be responsible for snow removal, cleaning the walkways of snow and ice, as necessary.
 (j) Use due precaution against freezing of water or waste pipes and stoppage of same in and about the Premises. In case water or waste pipes are frozen or become clogged by reason of neglect by Guest(s), the Guest(s) shall repair the same at his own expense as well as all damage caused thereby.Â
 (k) Not make repairs, alterations and/or improvements of, or cause to be done, any painting or wallpapering to the Premises without the prior written consent of Owner. Any such repairs, alterations, and improvements shall become property of Owner.Â
 (l) Not use the Premises for any purpose other than that of a temporary residence and shall not use the Premises or any part thereof for any illegal purposes.Â
(m) Not number more than twenty guests or total number stated on Rental Agreement at the property at any time.
Â
    7. Cancellation Policy - All Payments are final. The total rental fee less security deposit will be charged in the event of any cancellation. All cancellations must be in writing.  Tenant understands that Owner is NOT providing trip or travel insurance for Tenant(s) or Occupant(s). Tenant(s) and Occupant(s) shall look to their own trip and vacation insurance for coverage in the event of cancellation

    8. Pool - Guest(s) acknowledges and agrees that no life guard will be provided in the pool area by Owner. Guest(s) agree to indemnify and save Owner harmless against all loss, liability or expense that may be incurred by reason of any claim arising out of or in connection with the Guest(s), any family member, invitee or licensee's use of the Pool and attached deck. No diving in the pool. No glass or food in the pool room.                      Â

    9. Access - During the rental term Owner reserves the right of access to the Premises for the purpose of inspection, repairs, alterations or improvements or to supply services, or to show the Premises to workmen or contractors performing such tasks. Access shall be at reasonable times except in cases of emergency or abandonment.Â

    10. Check Out Procedures - At Check Out Time Guest(s) shall make all beds, diligently recycle according to Town Ordinance (or pay $15 per bag) and take out trash, return any furniture to where it came from and clean the kitchen. Guests will not be responsible for a reasonable amount of cleaning (vacuuming, washing floors, cleaning tubs, toilets and sinks). A $                           .00 cleaning fee will be paid and will cover a reasonable amount of cleaning. Reasonable wear and tear of house or premises will not be deducted from security deposit. Guests will vacate the Premises and surrender to Owner all, if any, keys to Premises. Cleaning fee does not cover clean up from activities such as beer pong/glitter/Silly String.

    11. Breach of Rental Agreement - Should Guest(s) default in any term, obligation or condition of this Rental Agreement, and fail to cure the default within twenty-four (24) hours of written notice by Owner posted at the Premises, Owner shall be entitled to evict Guest(s) by Notice to Quit and in accordance with New Hampshire Law.

 The Guest(s), upon receipt of the appropriate Notice to Quit, agrees to voluntarily quit the Premises. Guest(s) agrees to pay for any and all attorney's fees and costs incurred by the Owner in the event of default. In the event of default, the Owner shall also be entitled to pursue all his remedies at law to collect rents and recover damages directly resulting from Guest'(s) default, including without limitation any attorney's fees and costs associated with the collection of rents, recovery of damages and eviction.  Â

    12. Enforceability - This Rental Agreement shall be valid and enforceable upon the original signatures or photo copied signatures appearing on the signature lines below. This Rental Agreement shall governed by the laws of the State of New Hampshire.
Â
    13. Completeness and Non-recordability - This Rental Agreement incorporates the complete and exclusive agreement of the parties. Any modification of this Rental Agreement must be in writing with the mutual consent of the parties hereto. Neither this Rental Agreement nor any part thereof may be recorded at a Registry of Deeds.
Â
    14. Severability - If any provisions of this Rental Agreement or portion of such provisions, or the application thereof to any person or circumstances is held invalid, the remainder of the Rental Agreement (or the remainder of such provision) and the application thereof to any other persons or circumstances shall not be affected thereby.Â

    15. Fire or Other Casualty - In the event of damage to or destruction of the Premises prior to the Check In, this Rental Agreement will be considered null and void and any rents or deposits will be returned to the Guest(s) with no further recourse by either party. Should the Premises be damaged or destroyed during the Rental Term through no fault of Guest(s) then prorated rents and deposit shall be returned to the Guest(s) with no further recourse by the either party. Â
    16. Minors - No one under the age of 21 shall occupy the lodge at any time without the presence of a parent or guardian.
17.  Lodge Details - Guests have read, understand and agree to comply with the terms of the accompanying “Lodge Details†paperwork. The total rental fee less security deposit will be charged in the event of a canceled reservation.Â
18.  Check out: - Check out time is 11:00 AM. There are no exceptions to this time! Check out procedure includes; cleaning kitchen completely (stove, microwave, refrigerator, washing dishes and pots and pans), recycling according to town of Conway regulations and taking out recycling and trash to garage, making beds and putting back any furniture that was moved.
19. Â Fires: - No campfires or fireworks of any kind allowed on property.
20. Security Cameras: – Security cameras are in use on the exterior of the property.

Please read the following information carefully before using this service. Your use of this service indicates your acceptance of these terms and conditions.
Terms and Conditions.
The high-speed Internet Wired or Wireless system (“Wi-Fi Systemâ€) provided at Four Seasons Lodge  (“FOUR SEASONS LODGEâ€). These “Terms and Conditions of Useâ€, govern your rights and responsibilities and our rights and responsibilities relating to the use of the Wi-Fi Wired System at FOUR SEASONS LODGE with this service provided.
Acceptance of Terms and Conditions of Use
BY USING THE PROVIDED WIRELESS/WIRED INTERNET CONNECTION, YOU REPRESENT that:
1. YOU HAVE READ, UNDERSTAND AND AGREE TO THE TERMS OF THIS AGREEMENT
2. YOU ARE AT LEAST 18 YEARS OF AGE.
If you do not agree to the terms of this Agreement, you may not use the Wi-Fi/Wired System. Your electronic acceptance of the Agreement by connecting to the provided connection has the same effect as if you had actually signed the Agreement. The effective date of this Agreement is the date that you connect to the provided connection.
Description of Wi-Fi/Wired System Service Availability
FOUR SEASONS LODGE will provide access to the Wi-Fi/Wired System at locations (“Enabled Locationsâ€) that have been equipped with wireless/wired access points. Access points or Enabled Locations may not be available in all areas in the FOUR SEASONS LODGE, and may not always be operational. FOUR SEASONS LODGE will provide you with wireless/wired connection information at the time of check in.
Fee for Wi-Fi System
The Wi-Fi wired system at enabled FOUR SEASONS LODGE is provided “free of charge†as a value added service to the guests and business partners of FOUR SEASONS LODGE.

Access to Internet
FOUR SEASONS LODGE does not screen or restrict access to any content placed on or accessible through the Internet. FOUR SEASONS LODGE also does not screen or restrict communications between parties via the Internet. You acknowledge that if you access the Internet you may receive or be exposed to content, goods or services which you consider to be improper, inaccurate, misleading, defamatory, obscene or otherwise offensive. You agree that FOUR SEASONS LODGE is not liable for any action or inaction with respect to any such content on the Internet accessible through the Wi-Fi/Wired System.

Your Responsibilities
You must (1) provide all equipment (including computer hardware and software, personal digital assistants, wireless network cards, etc.) to connect to the Wi-Fi/Wired System, (2) comply with local, state, federal and international laws and regulations, including but not limited to copyright and intellectual property rights laws. You agree to be responsible for and to bear all risk and consequences for (1) the accuracy, completeness, reliability and/or usefulness of any content available through the Wi-Fi/Wired System and (2) all communications that you send or receive via the Wi-Fi/Wired System.

FOUR SEASONS LODGE does not undertake the security of any data you send through the Wi-Fi/Wired System and it is your responsibility to secure such data.
Acceptable Use Policy
All users of the Wi-Fi/Wired System must comply with this Acceptable Use Policy (AUP). This AUP is intended to prevent unacceptable uses of the internet. FOUR SEASONS LODGE does not actively monitor the use of the Wi-Fi/Wired System under normal circumstances. Similarly we do not exercise editorial control or review the content of any Web site, electronic mail transmission, newsgroup or other material created or accessible over or through the Wi-Fi/Wired System.
However, we may remove, block, filter or restrict by any other means any materials that, in our sole discretion, may be illegal, may subject FOUR SEASONS LODGE to liability or may violate this AUP. FOUR SEASONS LODGE may cooperate with legal authorities and/or third parties in the investigation of any suspected or alleged crime or civil wrong. Violation of this AUP may result in the suspension or termination of your access to the Wi-Fi/Wired System.
The following constitute examples of violations of this AUP.
You agree to not use the Wi-Fi/Wired System to:
(1) Transmit any material (by uploading, posting, email or otherwise) that is unlawful, threatening, abusive, harassing, tortious, defamatory, obscene, libelous, invasive of another’s privacy, hateful or racially, ethnically or otherwise objectionable;
(2) Harm, or attempt to harm, minors in any way;
(3) Impersonate any person or entity or falsely state or otherwise misrepresent your affiliation with a person or entity; forge headers or otherwise manipulate identifiers in order to disguise the origin of any material transmitted through the Wi-Fi/Wired System;
(4) Transmit any material (by uploading, posting, email or otherwise) that you do not have a right to make available under any law or under contractual or fiduciary relationships (such as inside information, proprietary and confidential information learned or disclosed as part of employment relationships or under non-disclosure agreements);
(5) Transmit any material (by uploading, posting, email or otherwise) that infringes any patent, trademark, trade secret, copyright or other proprietary rights of any party;
(6) Transmit (by uploading, posting, email or otherwise) any unsolicited or unauthorized advertising, promotional materials, “junk mail,†“spam,†“chain letters,†“pyramid schemes†or any other form of solicitation;
(7) Transmit any material (by uploading, posting, email or otherwise) that contains software viruses or any other computer code, files or programs designed to interrupt, destroy or limit the functionality of any computer software or hardware or telecommunications equipment;
(8) Interfere with or disrupt the Service or servers or networks connected to the Service, or disobey any requirements, procedures, policies or regulations of networks connected to the Service;
(9) Intentionally or unintentionally violate any applicable local, state, national or international law, or any regulations having the force of law;
(10) “Stalk’ or otherwise harass another; or collect or store, or attempt to collect or store, personal data about third parties without their knowledge or consent;

(11) Resell the Wi-Fi/Wired System;
(12) Use the Wi-Fi/Wired System for high volume data transfers, especially sustained high volume data transfers, hosting a web server, IRC server, or any other server.
You understand and agree that FOUR SEASONS LODGE may disclose your communications and activities using the Wi-Fi/Wired System in response to lawful requests by governmental authorities, including Patriot Act requests, and judicial orders.
Termination
You agree that FOUR SEASONS LODGE may terminate this Agreement and cancel your access to the Wi-Fi/Wired System at any time, without notice and for any reason including, but not limited to, violation of any of the terms and conditions of this Agreement, security or safety reasons, and/or using the Wi-Fi/Wired System to perform any illegal activity.
You further agree that in the event of termination for any reason, FOUR SEASONS LODGE will have no liability to you.
Modifications
Four Seasons Lodge may, at its sole discretion, modify the terms and conditions of this Agreement, including the AUP, at any time.
Indemnification
You shall defend, indemnify and hold FOUR SEASONS LODGE and its corporate affiliates and their
respective officers, directors, stockholders, employees, contractors, agents, successors and assigns harmless from and against, and shall promptly reimburse them for, any and all losses, claims, damages, settlements, costs, and liabilities of any nature whatsoever (including reasonable attorneys’ fees) to which any of them may become subject arising out of, based upon, as a result of, or in any way connected with, your use of the Wi-Fi/Wired System or any breach of this Agreement.
No Warranty
The wi-fi/wired service, where available, is provided on an “as is†and “as available†basis, without warranties of any kind. FOUR SEASONS LODGE does not warrant that the services will be uninterrupted, error-free, or free of viruses or other harmful components. Four seasons lodge makes no express warranties and customer waives all implied warranties including, but not limited to, warrantees of title, non-infringement, merchantability, and fitness for a particular purpose regarding any merchandise, information or service provided through the provided connection or the internet generally. Guest expressly acknowledges that there are, and assumes all responsibility related to, the security, privacy and confidentiality risks inherent in wireless communications and technology and four seasons lodge vacation rentals does not make any assurances or warranties relating to such risks. No advice or information given by four seasons lodge vacation rentals or its representatives shall create a warranty. The full internet usage agreement is provided on the four seasons lodge website and will be provided on request
Limitation of Liability
Four Seasons Lodge, its employees, agents, vendors, and licensors are not
Liable for any costs or damages arising, either directly or indirectly, from your use of the Wi-fl wired system or the internet, specifically including any direct, indirect, incidental, exemplary, multiple, special, punitive or consequential damages.

The Four Seasons Lodge is located just off of West Side Road on a private gravel road. The Lodge is surrounded by woods for privacy yet is close to West Side Road for those not wanting to be too “woodsyâ€. Three miles in either direction on West Side Road brings you to “the strip†in North Conway.Â
Â
The North Conway area offers restaurants, gift shops, locally made arts and crafts, the Conway Scenic Railroad, Storyland, outlet shopping, miniature golf, movie theaters, the Weather Discovery Museum, the Children’s Museum and lots of planned activities in downtown N. Conway. The area also offers hiking, biking, mountain climbing, river rafting, golfing, skiing, ATV trails, swimming, sightseeing, prime foliage areas and great antiques!

Reservations:
Rental agreement must be signed by two parties and sent back immediately along with the $1,000 security deposit and names and email addresses of adults in the group.Â
Â
Payment schedule is detailed in the agreement. Personal or cashier checks are not accepted – Post Office Money Orders and PayPal are the only accepted form of payment. Post Office Money Orders should be made out with this entire quote! “Teena Kulakowski or Whiskiers, LLCâ€. It is advisable to add Postal Tracking on all payments. All payments should have the reservation name and occupancy dates noted.

Accommodations:
A maximum of 20 persons (adults, children and infants) (or the number stated on your rental agreement) may occupy the Lodge at any time.Â
The Lodge is equipped with cookware, flatware, dishes, coffee pot (12 cup drip, 30 cup perc), toaster, stove, refrigerator, microwave, dishwasher, charcoal grills, radio, propane fireplace, DVD player, flat screens and boom box.Â
The Lodge has a locked closet, high voltage area, utility room, pool pump room and furnace room. Respect the privacy of these areas and do not enter. Access to the lodge is by a keypad lock. We will phone and email you before check-in with the combination and directions to the Lodge.

Cancellations:
All payments must be made by the dates outlined on the rental agreement or the time may be rented to another party. Payments are non-refundable.  All cancellations must be in writing.
Â
Check-In:
Check-in time is 4pm. I will phone and email you a few days before check-in with the combination to the front door. There is no key, it is a numeric keypad deadbolt.
Â
Check-out:
Check-out time is 11:00am. There are no exceptions to this time!
Check-out procedure includes the following;
Leave the kitchen the way you found it including emptying the dishwasher
Fold bedspreads and place on the beds
Empty and Clean refrigerator
RECYCLE ALL trash and put in garage
Turn down the five thermostats as low as they will go
Lock all windows and doors
Leave the lodge the way you found it
            Cleaning supplies are found in the kitchen cabinet

Pool:

No diving in the pool. No glass or food in the pool room. Keep door the pool room door closed at all times. Add water to pool if water level falls below 1/2 way up the numbers and COVER pool when not in use (you’ll have COLD water if you don’t do either!).Â

Use the shop vac located in the closet in the Suite on pool room rug. Bring a padlock to lock pool room when not in use! The pool will be locked off at 9 PM each night.

Four Seasons Lodge is perfect for family vacations and is kid-friendly and approved. :) There are 10 bedrooms to choose from (pick #5, it's the king bed and the quietest room!) so you won't have to bunk in with cousin Cindy. HA!
We also have a toasty sauna that our guests can relax after a long day of hiking or skiiing. The kids will have so much fun belting out a tune to our Karaoke machine, beating the pants off the adults at foosball, and getting physical with the Wii game. In summer, you can play a 4 on 4 game of basketball outside!

House Rules
Whiskiers, LLC (the "Owner") of Post Office Box 133, Conway, NH 03818, agrees to rent the property known as the Four Seasons Lodge (the "Premises") located at North Conway, NH to                                             and                                                   and                           guests ("Guest(s)") of                                                             ,                                              , Â
                                                          based on the following terms and conditions:                                                                                                                                                                                                                                              Â
1. Rental of Premises - The Owner agrees to lease the Premises to the Guest(s) who agrees to lease the same.

2.  Term - The Premises are leased for a term of                nights commencing on                                  , at 4 PM ("Check In") and terminating on                                   , at 11:00 AM ("Check Out").

3. Rent - The Guest(s) shall pay rent on the Premises of  $                                                    Dollars

4. Hold Over Rent - Should the Guest(s), for any reason, remain at the Premises past Check Out, the Guest(s) shall be obligated to pay rent to the Owner at the rate of one thousand and No/100 Dollars ($1,000.00) per day for each day or portion thereof the Guest(s) remains past the Check Out.   Â

 5. Security Deposit - The deposit of $1,000.00 shall be held as security for the full and faithful performance by the Guest(s) of all the terms, obligations, and conditions of this Rental Agreement, including attorney's fees which Owner advances to insure the performance of the terms and conditions of the Rental Agreement.  The deposit shall be returned to the Guest(s) within 30 days after vacating the Premises, provided the Guest(s) has fully and faithfully carried out all of said terms, obligations and conditions of this Rental Agreement. Owner shall also have the right to apply any part of the deposit to cure any default of Guest(s) and pay for repairs caused by Guest(s) damages, and if Owner does so, Guest(s) shall, upon demand, deposit with Owner the amount so applied so that Owner shall have the full deposit on hand at all times during the Rental Term. Any application(s) of the deposit by Owner shall be itemized and disclosed to the Guest(s) upon demand for additional deposit or within thirty (30) days of Check Out. In the event the damage caused by the Guests exceeds the security deposit, the Owner has full power and authority under this Rental Agreement to demand immediate payment by the Guests to correct such damage.
6. Obligations of Guest(s) - Guest(s) shall:
                          (a) Not sublet the Premises nor assign this Rental Agreement or any part thereof without the written consent of the Owner.
 (b) Keep said Premises in a clean and sanitary condition.
 (c)Properly dispose of rubbish, garbage and waste in plastic garbage bags only and otherwise in a clean and sanitary manner in the garage at reasonable and regular intervals and to assume all costs of extermination and fumigation for infestation caused by Guest(s).
 (d) Properly use and operate all electrical, gas, heating and plumbing facilities, fixtures and appliances.
 (e) Not destroy, deface, damage, impair, or remove any part of the Premises, their appurtenances, facilities, equipment, furniture, furnishings and appliances, nor to permit any member of his family, invitee, licensee, or other person acting under Guest'(s)his control to do so.
(f) Not permit a nuisance or common waste.
(g) Not allow any dogs, cats, birds or other animals in or upon the Premises.
(h) Not change any locks, nor add additional locks without the Owner's consent.
 (i) Be responsible for snow removal, cleaning the walkways of snow and ice, as necessary.
 (j) Use due precaution against freezing of water or waste pipes and stoppage of same in and about the Premises. In case water or waste pipes are frozen or become clogged by reason of neglect by Guest(s), the Guest(s) shall repair the same at his own expense as well as all damage caused thereby.Â
 (k) Not make repairs, alterations and/or improvements of, or cause to be done, any painting or wallpapering to the Premises without the prior written consent of Owner. Any such repairs, alterations, and improvements shall become property of Owner.Â
 (l) Not use the Premises for any purpose other than that of a temporary residence and shall not use the Premises or any part thereof for any illegal purposes.Â
(m) Not number more than twenty guests or total number stated on Rental Agreement at the property at any time.
Â
    7. Cancellation Policy - All Payments are final. The total rental fee less security deposit will be charged in the event of any cancellation. All cancellations must be in writing.  Tenant understands that Owner is NOT providing trip or travel insurance for Tenant(s) or Occupant(s). Tenant(s) and Occupant(s) shall look to their own trip and vacation insurance for coverage in the event of cancellation

    8. Pool - Guest(s) acknowledges and agrees that no life guard will be provided in the pool area by Owner. Guest(s) agree to indemnify and save Owner harmless against all loss, liability or expense that may be incurred by reason of any claim arising out of or in connection with the Guest(s), any family member, invitee or licensee's use of the Pool and attached deck. No diving in the pool. No glass or food in the pool room.                      Â

    9. Access - During the rental term Owner reserves the right of access to the Premises for the purpose of inspection, repairs, alterations or improvements or to supply services, or to show the Premises to workmen or contractors performing such tasks. Access shall be at reasonable times except in cases of emergency or abandonment.Â

    10. Check Out Procedures - At Check Out Time Guest(s) shall make all beds, diligently recycle according to Town Ordinance (or pay $15 per bag) and take out trash, return any furniture to where it came from and clean the kitchen. Guests will not be responsible for a reasonable amount of cleaning (vacuuming, washing floors, cleaning tubs, toilets and sinks). A $                           .00 cleaning fee will be paid and will cover a reasonable amount of cleaning. Reasonable wear and tear of house or premises will not be deducted from security deposit. Guests will vacate the Premises and surrender to Owner all, if any, keys to Premises. Cleaning fee does not cover clean up from activities such as beer pong/glitter/Silly String.

    11. Breach of Rental Agreement - Should Guest(s) default in any term, obligation or condition of this Rental Agreement, and fail to cure the default within twenty-four (24) hours of written notice by Owner posted at the Premises, Owner shall be entitled to evict Guest(s) by Notice to Quit and in accordance with New Hampshire Law.

 The Guest(s), upon receipt of the appropriate Notice to Quit, agrees to voluntarily quit the Premises. Guest(s) agrees to pay for any and all attorney's fees and costs incurred by the Owner in the event of default. In the event of default, the Owner shall also be entitled to pursue all his remedies at law to collect rents and recover damages directly resulting from Guest'(s) default, including without limitation any attorney's fees and costs associated with the collection of rents, recovery of damages and eviction.  Â

    12. Enforceability - This Rental Agreement shall be valid and enforceable upon the original signatures or photo copied signatures appearing on the signature lines below. This Rental Agreement shall governed by the laws of the State of New Hampshire.

    13. Completeness and Non-recordability - This Rental Agreement incorporates the complete and exclusive agreement of the parties. Any modification of this Rental Agreement must be in writing with the mutual consent of the parties hereto. Neither this Rental Agreement nor any part thereof may be recorded at a Registry of Deeds.

    14. Severability - If any provisions of this Rental Agreement or portion of such provisions, or the application thereof to any person or circumstances is held invalid, the remainder of the Rental Agreement (or the remainder of such provision) and the application thereof to any other persons or circumstances shall not be affected thereby.Â

    15. Fire or Other Casualty - In the event of damage to or destruction of the Premises prior to the Check In, this Rental Agreement will be considered null and void and any rents or deposits will be returned to the Guest(s) with no further recourse by either party. Should the Premises be damaged or destroyed during the Rental Term through no fault of Guest(s) then prorated rents and deposit shall be returned to the Guest(s) with no further recourse by the either party. Â
    16. Minors - No one under the age of 21 shall occupy the lodge at any time without the presence of a parent or guardian.
17.  Lodge Details - Guests have read, understand and agree to comply with the terms of the accompanying “Lodge Details†paperwork. The total rental fee less security deposit will be charged in the event of a canceled reservation.Â
18.  Check out: - Check out time is 11:00 AM. There are no exceptions to this time! Check out procedure includes; cleaning kitchen completely (stove, microwave, refrigerator, washing dishes and pots and pans), recycling according to town of Conway regulations and taking out recycling and trash to garage, making beds and putting back any furniture that was moved.
19. Â Fires: - No campfires or fireworks of any kind allowed on property.
20. Security Cameras: – Security cameras are in use on the exterior of the property.

Terms and Conditions.
The high-speed Internet Wired or Wireless system (“Wi-Fi Systemâ€) provided at Four Seasons Lodge  (“FOUR SEASONS LODGEâ€). These “Terms and Conditions of Useâ€, govern your rights and responsibilities and our rights and responsibilities relating to the use of the Wi-Fi Wired System at FOUR SEASONS LODGE with this service provided.
Acceptance of Terms and Conditions of Use
BY USING THE PROVIDED WIRELESS/WIRED INTERNET CONNECTION, YOU REPRESENT that:
1. YOU HAVE READ, UNDERSTAND AND AGREE TO THE TERMS OF THIS AGREEMENT
2. YOU ARE AT LEAST 18 YEARS OF AGE.
If you do not agree to the terms of this Agreement, you may not use the Wi-Fi/Wired System. Your electronic acceptance of the Agreement by connecting to the provided connection has the same effect as if you had actually signed the Agreement. The effective date of this Agreement is the date that you connect to the provided connection.
Description of Wi-Fi/Wired System Service Availability
FOUR SEASONS LODGE will provide access to the Wi-Fi/Wired System at locations (“Enabled Locationsâ€) that have been equipped with wireless/wired access points. Access points or Enabled Locations may not be available in all areas in the FOUR SEASONS LODGE, and may not always be operational. FOUR SEASONS LODGE will provide you with wireless/wired connection information at the time of check in.
Fee for Wi-Fi System
The Wi-Fi wired system at enabled FOUR SEASONS LODGE is provided “free of charge†as a value added service to the guests and business partners of FOUR SEASONS LODGE.

Access to Internet
FOUR SEASONS LODGE does not screen or restrict access to any content placed on or accessible through the Internet. FOUR SEASONS LODGE also does not screen or restrict communications between parties via the Internet. You acknowledge that if you access the Internet you may receive or be exposed to content, goods or services which you consider to be improper, inaccurate, misleading, defamatory, obscene or otherwise offensive. You agree that FOUR SEASONS LODGE is not liable for any action or inaction with respect to any such content on the Internet accessible through the Wi-Fi/Wired System.

Your Responsibilities
You must (1) provide all equipment (including computer hardware and software, personal digital assistants, wireless network cards, etc.) to connect to the Wi-Fi/Wired System, (2) comply with local, state, federal and international laws and regulations, including but not limited to copyright and intellectual property rights laws. You agree to be responsible for and to bear all risk and consequences for (1) the accuracy, completeness, reliability and/or usefulness of any content available through the Wi-Fi/Wired System and (2) all communications that you send or receive via the Wi-Fi/Wired System.

FOUR SEASONS LODGE does not undertake the security of any data you send through the Wi-Fi/Wired System and it is your responsibility to secure such data.
Acceptable Use Policy
All users of the Wi-Fi/Wired System must comply with this Acceptable Use Policy (AUP). This AUP is intended to prevent unacceptable uses of the internet. FOUR SEASONS LODGE does not actively monitor the use of the Wi-Fi/Wired System under normal circumstances. Similarly we do not exercise editorial control or review the content of any Web site, electronic mail transmission, newsgroup or other material created or accessible over or through the Wi-Fi/Wired System.
However, we may remove, block, filter or restrict by any other means any materials that, in our sole discretion, may be illegal, may subject FOUR SEASONS LODGE to liability or may violate this AUP. FOUR SEASONS LODGE may cooperate with legal authorities and/or third parties in the investigation of any suspected or alleged crime or civil wrong. Violation of this AUP may result in the suspension or termination of your access to the Wi-Fi/Wired System.
The following constitute examples of violations of this AUP.
You agree to not use the Wi-Fi/Wired System to:
(1) Transmit any material (by uploading, posting, email or otherwise) that is unlawful, threatening, abusive, harassing, tortious, defamatory, obscene, libelous, invasive of another’s privacy, hateful or racially, ethnically or otherwise objectionable;
(2) Harm, or attempt to harm, minors in any way;
(3) Impersonate any person or entity or falsely state or otherwise misrepresent your affiliation with a person or entity; forge headers or otherwise manipulate identifiers in order to disguise the origin of any material transmitted through the Wi-Fi/Wired System;
(4) Transmit any material (by uploading, posting, email or otherwise) that you do not have a right to make available under any law or under contractual or fiduciary relationships (such as inside information, proprietary and confidential information learned or disclosed as part of employment relationships or under non-disclosure agreements);
(5) Transmit any material (by uploading, posting, email or otherwise) that infringes any patent, trademark, trade secret, copyright or other proprietary rights of any party;
(6) Transmit (by uploading, posting, email or otherwise) any unsolicited or unauthorized advertising, promotional materials, “junk mail,†“spam,†“chain letters,†“pyramid schemes†or any other form of solicitation;
(7) Transmit any material (by uploading, posting, email or otherwise) that contains software viruses or any other computer code, files or programs designed to interrupt, destroy or limit the functionality of any computer software or hardware or telecommunications equipment;
(8) Interfere with or disrupt the Service or servers or networks connected to the Service, or disobey any requirements, procedures, policies or regulations of networks connected to the Service;
(9) Intentionally or unintentionally violate any applicable local, state, national or international law, or any regulations having the force of law;
(10) “Stalk’ or otherwise harass another; or collect or store, or attempt to collect or store, personal data about third parties without their knowledge or consent;

(11) Resell the Wi-Fi/Wired System;
(12) Use the Wi-Fi/Wired System for high volume data transfers, especially sustained high volume data transfers, hosting a web server, IRC server, or any other server.
You understand and agree that FOUR SEASONS LODGE may disclose your communications and activities using the Wi-Fi/Wired System in response to lawful requests by governmental authorities, including Patriot Act requests, and judicial orders.
Termination
You agree that FOUR SEASONS LODGE may terminate this Agreement and cancel your access to the Wi-Fi/Wired System at any time, without notice and for any reason including, but not limited to, violation of any of the terms and conditions of this Agreement, security or safety reasons, and/or using the Wi-Fi/Wired System to perform any illegal activity.
You further agree that in the event of termination for any reason, FOUR SEASONS LODGE will have no liability to you.
Modifications
Four Seasons Lodge may, at its sole discretion, modify the terms and conditions of this Agreement, including the AUP, at any time.
Indemnification
You shall defend, indemnify and hold FOUR SEASONS LODGE and its corporate affiliates and their
respective officers, directors, stockholders, employees, contractors, agents, successors and assigns harmless from and against, and shall promptly reimburse them for, any and all losses, claims, damages, settlements, costs, and liabilities of any nature whatsoever (including reasonable attorneys’ fees) to which any of them may become subject arising out of, based upon, as a result of, or in any way connected with, your use of the Wi-Fi/Wired System or any breach of this Agreement.
No Warranty
The wi-fi/wired service, where available, is provided on an “as is†and “as available†basis, without warranties of any kind. FOUR SEASONS LODGE does not warrant that the services will be uninterrupted, error-free, or free of viruses or other harmful components. Four seasons lodge makes no express warranties and customer waives all implied warranties including, but not limited to, warrantees of title, non-infringement, merchantability, and fitness for a particular purpose regarding any merchandise, information or service provided through the provided connection or the internet generally. Guest expressly acknowledges that there are, and assumes all responsibility related to, the security, privacy and confidentiality risks inherent in wireless communications and technology and four seasons lodge vacation rentals does not make any assurances or warranties relating to such risks. No advice or information given by four seasons lodge vacation rentals or its representatives shall create a warranty. The full internet usage agreement is provided on the four seasons lodge website and will be provided on request
Limitation of Liability
Four Seasons Lodge, its employees, agents, vendors, and licensors are not
Liable for any costs or damages arising, either directly or indirectly, from your use of the Wi-fl wired system or the internet, specifically including any direct, indirect, incidental, exemplary, multiple, special, punitive or consequential damages.

LODGE DETAILS…  Four Seasons Lodge

The Four Seasons Lodge is located just off of West Side Road on a private gravel road. The Lodge is surrounded by woods for privacy yet is close to West Side Road for those not wanting to be too “woodsyâ€. Three miles in either direction on West Side Road brings you to “the strip†in North Conway.Â
Â
The North Conway area offers restaurants, gift shops, locally made arts and crafts, the Conway Scenic Railroad, Storyland, outlet shopping, miniature golf, movie theaters, the Weather Discovery Museum, the Children’s Museum and lots of planned activities in downtown N. Conway. The area also offers hiking, biking, mountain climbing, river rafting, golfing, skiing, ATV trails, swimming, sightseeing, prime foliage areas and great antiques!

Reservations:
Rental agreement must be signed by two parties and sent back immediately along with the $1,000 security deposit and names and email addresses of adults in the group.Â
Â
Payment schedule is detailed in the agreement. Personal or cashier checks are not accepted – Post Office Money Orders and PayPal are the only accepted form of payment. Post Office Money Orders should be made out with this entire quote! “Teena Kulakowski or Whiskiers, LLCâ€. It is advisable to add Postal Tracking on all payments. All payments should have the reservation name and occupancy dates noted.

Accommodations:
A maximum of 20 persons (adults, children and infants) (or the number stated on your rental agreement) may occupy the Lodge at any time.Â
The Lodge is equipped with cookware, flatware, dishes, coffee pot (12 cup drip, 30 cup perc), toaster, stove, refrigerator, microwave, dishwasher, charcoal grills, radio, propane fireplace, DVD player, flat screens and boom box.Â
The Lodge has a locked closet, high voltage area, utility room, pool pump room and furnace room. Respect the privacy of these areas and do not enter. Access to the lodge is by a keypad lock. We will phone and email you before check-in with the combination and directions to the Lodge.

Cancellations:
All payments must be made by the dates outlined on the rental agreement or the time may be rented to another party. Payments are non-refundable.  All cancellations must be in writing.
Â
Check-In:
Check-in time is 4pm. I will phone and email you a few days before check-in with the combination to the front door. There is no key, it is a numeric keypad deadbolt.
Â
Check-out:
Check-out time is 11:00am. There are no exceptions to this time!
Check-out procedure includes the following;
Leave the kitchen the way you found it including emptying the dishwasher
Fold bedspreads and place on the beds
Empty and Clean refrigerator
RECYCLE ALL trash and put in garage
Turn down the five thermostats as low as they will go
Lock all windows and doors
Leave the lodge the way you found it
            Cleaning supplies are found in the kitchen cabinet

Pool:

No diving in the pool. No glass or food in the pool room. Keep door the pool room door closed at all times. Add water to pool if water level falls below 1/2 way up the numbers and COVER pool when not in use (you’ll have COLD water if you don’t do either!).Â

Use the shop vac located in the closet in the Suite on pool room rug. Bring a padlock to lock pool room when not in use! The pool will be locked off at 9 PM each night.
