Enjoy our spacious 3-bedroom, Ocean City getaway beach house located on a large corner lot within the Assateague Pointe Resort gated community. Our beach house features a large living room, separate dining area, full kitchen with 3 bedrooms consisting of queen, full, and single size beds, plus a new queen size Simmons sleeper sofa. Other home amenities include a dish washer, washer/dryer, iron, ironing board, hair dryer, electric range, microwave, water filtration system, Keurig Coffee/Brewing System, standard coffee maker, two wireless landline phones with unlimited domestic long distance and new central air conditioning system with touchscreen control to keep your family comfortable during your stay.
After a long day of fun in the sun, unwind in the evening by enjoying flat screen High Definition LCD TVs in all three bedrooms and the living room with Xfinity X1 High Definition television package. You can also login to your Netflix or Amazon Prime account as well. Furthermore, the large high definition TV in the living room is connected to a DVD/Blue Ray Home Entertainment System and for the kids (and maybe some adults) there is a Nintendo NES Classic Edition Mini Game Console system in the living room entertainment center with many preinstalled games (no game cartridges needed).
For your security, this family oriented community is gated and patrolled by Assateague Point personnel on an hourly basis after normal business hours so you can have additional piece of mind when you and your children are out exploring the community late into the evening. Assateague Point Resort is located in the West Ocean City area just 3.2 miles off Route 50 and 5 minutes from downtown Ocean City and Assateague Island. Outlet shopping and the new Ocean Down Casino/trotter track is within 5 minutes as well as go cart tracks, many great restaurants, bars, grocery stores, drug stores, gyms, salons and spas. About 15 minutes away is Historic Berlin which has a great selection of galleries, antique stores, restaurants and golf.
*COVID-19 Concerns*
We understand that our rental guests will have concerns about their OC Getaway for this upcoming season due to the current COVID-19 Pandemic. Rest assured that as the homeowner, we are going to do our part to reduce any risks to our guest parties by having our cleaning service use additional disinfecting cleaners to ensure that our beach house is as safe as it can possibly be during these challenging times. Also, we will be providing disinfecting cleaners to our guest to use during their stay so they can do their part to help protect themselves, the cleaning personnel as well as the next incoming guest party.
Rental Terms: (5-7 Days):
During the peak rental season, late May through August, there is a minimum of 6-night stay and during September the minimum night stay is 5 nights. The maximum nights stay is 7.
Switched From VRBO:
Up until this season, I was a Premier Partner on VRBO for 5 years, but with the ever increasing fees, I decided to come off of VRBO and try renting directly which will save you upwards to two hundred dollars for a week rental by eliminating the VRBO fees. About The Area
This family oriented gated community is great for walking and biking and is actually not too busy even during the major summer holidays. Also, being minutes away from all Ocean City attractions, you can always come back and unwind and relax in this quiet, gated community after a busy, hectic day enjoying Ocean City, Assateague Island National Park beaches, and other local sites.
House Rules
Prior to finalizing the booking, the Rental Party Point of Contact who is at least 25 years old and is staying at the beach house for the full term of the short-term rental agreement must sign and return the rental agreement and COVID Waiver within 5 business days of booking.
The following property rules are found within the rental agreement and failure to abide with the rules will result in the forfeiting of the $350.00 refundable security deposit.
· Smoking: Is not permitted inside the house.
· Outside Guests: People other than those identified within the Rental party set forth above may not stay overnight in the property. Failure to comply may result in the forfeit of the Security Deposit outlined within this agreement. Any other person visiting the property will be the sole responsibility of the Rental Party Primary POC as identified within the signed Rental Agreement.
· Accidents and Loss of Personnel Property: The Homeowner is not responsible for any accidents, injuries or illness including COVID-19 that occurs while on the premises or within the resort. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest during their stay. By accepting this Rental Agreement, the Rental Party Primary POC identified below within the signature block agrees to these rules on behalf the entire Rental Party arising from their use of the premises or others whom they invite as visitors to the premise.
· Housekeeping: There is no daily housekeeping service so it will be the responsibility of the Rental Party POC to maintain the order and cleanliness of the house, all furnishings, and the property during their stay. Prior to the Guest Party’s departure, the house must be cleaned and vacuumed in order to return it to its pre-rental condition including installing a new kitchen garbage can liner.
· Pets: NOT allowed. The Board of Directors has established that renters are not to bring pets.
· Parking: Each lot has room for two parking spaces. No off-street or lawn parking is permitted. Additional parking space can be found at the two Recreation Clubhouses and Pier areas. Guest vehicles must display parking pass on the rear-view mirror at all times while in the resort.
· Appliance Failure: Any failure of appliances or other systems or damage within the premise must be reported immediately to the Home Owner. In signing this agreement, the Guest Rental Party POC agrees to allow the Homeowner access to the property for purposes of repair and inspection. The Homeowner shall exercise this right of access in a reasonable manner based on discussions with the Guest Rental Party POC.
· Property Damage: Any damage within the premise must be reported immediately to the Home Owner. In signing this agreement, the Guest Rental party agrees to allow the Homeowner access to the property for purposes of repair and inspection. The Homeowner shall exercise this right of access in a reasonable manner.
· Post Rental Inspection: Upon the departure of the Rental party, the house will be inspected for cleanliness and neglect. If no problems were documented, the Rental Party POC’s security deposit will be returned within 5 business days. Any damaged or missing property will be documented, photographed, assessed and then presented to the Rental Party POC in the form of an email with supporting attachments. The Homeowner will then discuss the findings with the Rental Party POC and repair costs will be assigned and deducted from the Security Deposit. Higher level damage will be professionally assessed, and attempts will be made to address the damages directly with the Rental Party POC. Failure for the Rental Party POC to comply with addressing the cost of the damages within a timely manner may result in involving professional litigation.
· COVID Waiver: Prior to the check-in date, the Rental Party POC must return the signed COVID Waiver release form. Failure to do return the signed COVID Waiver form will result in the cancelation of the reservation.
· Agreement Cancelation: Both the Rental Party Primary POC and the Homeowner have the right to cancel this short-term rental agreement at any time. Requests from the Rental Party Primary POC to cancel beyond 30 days of check-in will receive a full refund whereas cancelations made between 30 days and 15 days of check-in date will be subject to a penalty of 25% of the full rental charge and cancelations made less than 15 days of check-in date will be subject to 50% of the full rental rate for the stay.
Suitability
- Please note that you will need to bring all bed and bathroom linens with you. The three beds sizes are Queen, Full, double, along with the Queen sleeper couch. Each bed has a clean water proof cover installed. Pictues in the listing with bed linens in place are for display purposes only and will not be avaiable to the rental party. Feel free to use the new heavy duty water/dryer center to clean your clothes, bed, and bathroom linens during your stay. Just be sure to clean the dryer filter after each use.
- The two beach house keys and gate passes will be picked up from the management office during normal business hours 9:00 a.m. to 4:00 p.m. If the rental party will be arriving after 4:00 p.m., the rental pary POC should let the home owner know as soon as possible so the keys and badges can be delivered to the security gate office before the Assateague Pointe Resort management office closes. Check-in time is 3:00 p.m.
- Upon your arrival, you will find that the beach house is clean and comfortable for your stay. If you find any issues, please contact the home owner so it can be addressed right away. You will also find starter bathroom tissue and paper towel along with cleaning supplies available for you to use during your stay. Prior to you departing at 11:00 a.m. on your final day, please replenish the bathroom tissue and paper towel so the next family will have starter rolls for them as well and install a new kitchen waste can liner. Feel free to use the home owner's kitchen waste can liners located under the kitchen sink
