The collected security deposit is maintained in a non-interest bearing account and will be returned in full to the guest within the parameters of this agreement and at the end term of this stay. The security deposit is held to secure adherence to this agreement and violations run the risk of partial or full loss. The agreement shall constitute this written document and the written dialog between the Owner and the Guest.
All State and Local laws shall be obeyed. It is agreed that the condo is a non-smoking unit and does not allow pets. The number of agreed upon persons shall be adhered to. No open flames are allowed on property and hanging of towels or clothes on exterior of building is prohibited. Arrival time is after 3PM or agreed upon time and departure is before 10AM or agreed upon time.
Owner agrees to work with your insurance carrier or Credit card company in the event of a cancellation in order to receive a full refund. Any outstanding payments due, after notice of cancellation is given to the owner, will no longer be due and unit will be attempted to be re-rented. Any returned money covered under cancellation agreement is conditional on rerenting the canceled time period. Acts of God and Government are not responsibility of owner. The unit will be presented in good repair and cleanliness and brief interruption of utilities will not be owners responsibility. Owner agrees to make no delay in servicing any issues in the Condo that cause great discomfort to the guest. Owner encourages Guest to obtain vacation insurance.
Guests agree to be considerate of other guests or owners on property. Guests agree that they should keep agreement between them and the Owner and not discuss terms on property or with other guests or owners. Guest agrees to inform owner of an issues with condo prior to leaving.
Cash will be accepted for final payment on arrival date but not by any other payment method. All payments and deposits will be paid prior to gaining access to the Condo. Guest agrees that any additional fees or charges incurred by the owner due to the guests stay will be deducted from security deposit. The Security deposit will be refunded to the guest after the end date by check or credit card refund, minus any above stated fees. Missed agreed payments will audimatically considered a notification of cancelation and no further action is necesary from retner.
Upon departure all debris will be removed from condo. All additional lines and equipment removed from a cabinet, closet or drawer shall be cleanned and returned in good order. No cleaning or laundry should be necessary the morning of departure.

Cancelations recieve 100% refund off rate of any unpaid fees up to arrival. Property will be relisted at time notification of cancelation is made. If property is rerented then further refunds will be made up to rerented rate. No further payments are due after cancellation notice is made.
Down payment is made to secure property at time of booking. Second payment is due 45-60 days prior arrival to greater than 90% of total rate Third payment is due on arrival for remaining balance
