RESERVATIONS subject to approval of homeowners of 20 South Yaupon St., Seagrove Beach, FL 32459 and the manager, Gayle Adams within 48 hrs of reservation. You will be notified if approved or denied. Your vacation package will be emailed to you. CHECK-IN TIME begins at 4:00 p.m. (CST) and every effort will be made to have the Cottage, 20 S. Yaupon St., Seagrove Beach, FL 32459 ready on time. One key will be in the lock box mounted on the house to the right of the porch door facing S. Yaupon St. One key will be on the dining table. The lock box has a 4 digit push button combination. The lockbox code to open the door will be emailed to you with final payment along with code to open the garage door. CHECK-OUT TIME is 10:00 a.m. (CST) DEPOSITS All deposits and final payments are made directly to 30AOCEANBLUE/Gayle Adams merchant account who is manager of 20 S. Yaupon Cottage. The money will then be transferred to the owner. Rent deposit is 50% of total rent, 50% of total taxes, and $89 damage deposit fee for insurance. The 50% balance rent, 50% sales tax, and other fees is due 30 business days before your arrival. It will be automatically processed by the manager with your credit card on file. If paying by e-check or check, the balance is to be received 30 days before arrival. A $89 processing fee paid to CSA covers up to $5000 for unintentional damage. Any damage such as exceeding occupancy, evidence of smoking in the house, or evidence of a pet or any other intentional damage caused by the tenant during their stay, said tenant is responsible to the homeowner of 20 S. Yaupon Cottage for payment of any additional damages. In the event of nonpayment by the Tenant for additional damages, and we are forced to seek payment through legal channels, any and all costs incurred by the homeowner of 20 S. Yaupon Cottage to recover lost damages will become the responsibility of the Tenant. This Security Deposit Protection plan (CSA) covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to the homeowner and/or the manager, Gayle Adams, prior to check-out. The policy will pay a maximum benefit of $5000.00. Any damages that exceed $5000.00 will be charged to the credit card on file. If, during your stay at 20 S. Yaupon Cottage, an Insured Person causes any damage to real or personal property of the house as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $5000. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy (www.vacationrentalinsurance.com/10sdi ). The $89.00 processing fee charged to the rental provides this security deposit protection plan to the guest. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to Gayle Adams/30AOCEANBLUE any amount payable under the terms and conditions of the Security Deposit Protection. Money collected from the insurance will be transferred to the owner. Please contact Gayle Adams, manager directly if you do not wish to participate in this plan or assignment CANCELLATIONS AND REFUNDS The advance rent deposit will not be refunded unless the premises is re-rented for the same rental payment and time period reserved by Tenant. If refunded, there will be a $125 cancellation fee withheld from the Advance Rent Deposit. REFUNDS of Advance Rent Deposit and/or the Total Rental Fee will not be given for late arrivals, early departures or inclement weather conditions. In the event of a hurricane, refunds will be made in the event of a mandatory evacuation by governmental authorities. Refunds will be granted from the day of issuance of the mandatory evacuation. There will be a total refund to the tenant for money collected should the vacation time need to be cancelled due to an act of god that is out of the owners and managers control or the house is not ready for occupancy on the date of agreed vacation due to unforeseen construction delays. RULES AND REGULATIONS Tenant agrees to leave the premises and its contents in a neat and tidy condition with no damage premises or its contents beyond normal wear and tear. All dishes are to be washed. All garbage is to be bagged, tied, and removed from the premises and placed in outside trashcans. Load any remaining dirty dishes in the dishwasher and start before departure. The maximum number of occupants shall not exceed 6 people. Any more than 6 people, must be approved by Gayle Adams. This includes all children and infants. Furnishings are not to be moved inside or removed from the house for use outside or in other properties. "No pets" policy must be observed. Smoking is not allowed on the premises. Please smoke outside and dispose of all cigarette butts. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25). Tenant is at least 25 (adult) and will be an occupant of the premises during the entire reserved dates. In addition to the Tenant, other authorized occupants may be family members or friends of the Tenant. Should any unauthorized persons occupy or use the premises; Tenant shall vacate the premises without any refund. No key will be issued to anyone who is not an adult. Tenant agrees to not host any receptions or parties in the home or on the property. Tenant and occupants are not to interfere with neighbors right to quiet enjoyment of their premises. All keys(2) are to be returned to owner/manager upon move out by Tenant. There will be $25.00 charge per key not returned. Tenant and any guest of tenant shall obey all of the laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Florida or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits MAINTENANCE Please report any maintenance needs or unintentional damage, when identified, to property manager (Gayle Adams at 985-630-3445/850-231-6394). Local maintenance personnel will be called to handle any problems. LINENS/TOWELS/SUPPLIES Linens and Bath towels are furnished. Please bring your own beach towels and beach blankets, as linens are not to be removed from the premises. Replacement costs for any damaged or lost linens will be charged to the tenant. An initial supply of paper products, trash liners, bathroom tissue, and facial soap are provided. Extra items are the responsibility of the Tenant. The cleaning fee includes a one-time linen and towel set-up and cleaning at departure. If you desire housekeeping services during your stay, this can be arranged for a fee.
ADDITIONAL TERMS & CONDITIONS The Tenant, for himself/herself, his /her heirs, assignors, executors, and administrators, fully releases and discharges Owner/Manager from any and all liabilities, claims, demands and causes of action by reason of any injury, loss or damage by whatever nature which has or have occurred, or may occur to the undersigned Tenant, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner/Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors or assignees of the prevailing party shall be entitled to recover reasonable attorney fees and costs. 20 S. Yaupon Cottage, 2018 Bike Policy. Policy is regarding free use of Bikes owned by Gayle Adams/manager. Authorized Drivers/Prohibition on Passengers: four bicycles are available for 20 S. Yaupon Cottage. These are used Adult Beach Cruiser Bikes. These are free for the adult guests to use who are renting the 20 S. Yaupon Cottage only. Only 1 person per bicycle. Do not modify the bike to tow any other passenger. If you wish to have a baby carrier or to pull a cart to cary a child, rent a bike with this feature from www.rentgearhere.com Tell them renting from 20 S. Yaupon Cottage and you will receive a 15% discount. They also have children's bikes and other equipment available to rent. Care of Bicycles 1. The bicycles will be on the bike rack to the left of the home on S. Yaupon St. upon arrival. Put the bikes in the same location upon departure. 2. Keep the bikes locked at all times. The word code will be given to you to lock and unlock the bikes 30 days before your arrival. Lock the bikes before your departure. 3. Care for the bikes like they were your own. If there is damage to the bicycle or it has some mechanical problem during your stay, we can not assure that it will be repaired during your stay. If there is a bike problem that could cause an accident or injury, do not ride the bike to jeopardize your safety and report to Gayle Adams, manager at 985-630-3445/850-231-6394. 4. Use the bikes locally and do not transport the bikes on your vehicle. 5. If you lose a bicycle during your stay, you will be charged $125 to replace the bike 6. If you damage the bicycle and it is not due to wear and tear, the manager will assess the cost of repair and you will be charged for that cost. 7. Operate the bike safely. It is recommended that you wear a helmet. Please either rent helmets or bring helmets from your home. Due to hygiene issues with helmets, we do not provide them with the bikes. Falling from a bike and hitting the head without a helmet can cause a head injury. 8. There is a bike pump located on the porch. Risks to Use of Bicycles 1. You understand and agree that they are risks to riding a bicycle to self and possibly another person or groups of people. You understand and agree to assume and be responsible for all injuries to self or others and do not hold 20 S. Yaupon Cottage or the Manager responsible for any damages cause by your actions and riding the bicycle.

An initial supply of paper products, trash liners, bathroom tissue, and facial soap are provided. Extra items are the responsibility of the Tenant. The cleaning fee includes a one-time linen and towel set-up and cleaning at departure. If you desire housekeeping services during your stay, this can be arranged for a fee.
ADDITIONAL TERMS & CONDITIONS The Tenant, for himself/herself, his /her heirs, assignors, executors, and administrators, fully releases and discharges Owner/Manager from any and all liabilities, claims, demands and causes of action by reason of any injury, loss or damage by whatever nature which has or have occurred, or may occur to the undersigned Tenant, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner/Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors or assignees of the prevailing party shall be entitled to recover reasonable attorney fees and costs. 20 S. Yaupon Cottage, 2018 Bike Policy. Policy is regarding free use of Bikes owned by Gayle Adams/manager. Authorized Drivers/Prohibition on Passengers: four bicycles are available for 20 S. Yaupon Cottage. These are used Adult Beach Cruiser Bikes. These are free for the adult guests to use who are renting the 20 S. Yaupon Cottage only. Only 1 person per bicycle. Do not modify the bike to tow any other passenger. If you wish to have a baby carrier or to pull a cart to cary a child, rent a bike with this feature from www.rentgearhere.com Tell them renting from 20 S. Yaupon Cottage and you will receive a 15% discount. They also have children's bikes and other equipment available to rent. Care of Bicycles 1. The bicycles will be on the bike rack to the left of the home on S. Yaupon St. upon arrival. Put the bikes in the same location upon departure. 2. Keep the bikes locked at all times. The word code will be given to you to lock and unlock the bikes 30 days before your arrival. Lock the bikes before your departure. 3. Care for the bikes like they were your own. If there is damage to the bicycle or it has some mechanical problem during your stay, we can not assure that it will be repaired during your stay. If there is a bike problem that could cause an accident or injury, do not ride the bike to jeopardize your safety and report to Gayle Adams, manager at 985-630-3445/850-231-6394. 4. Use the bikes locally and do not transport the bikes on your vehicle. 5. If you lose a bicycle during your stay, you will be charged $125 to replace the bike 6. If you damage the bicycle and it is not due to wear and tear, the manager will assess the cost of repair and you will be charged for that cost. 7. Operate the bike safely. It is recommended that you wear a helmet. Please either rent helmets or bring helmets from your home. Due to hygiene issues with helmets, we do not provide them with the bikes. Falling from a bike and hitting the head without a helmet can cause a head injury. 8. There is a bike pump located on the porch. Risks to Use of Bicycles 1. You understand and agree that they are risks to riding a bicycle to self and possibly another person or groups of people. You understand and agree to assume and be responsible for all injuries to self or others and do not hold 20 S. Yaupon Cottage or the Manager responsible for any damages cause by your actions and riding the bicycle.
