The villa is 5 minutes from the sea and very close by shops, restaurants. Have a good time and benefit from the quietness of the backyard, the water view et relax in the patio feeling the soft canal breeze . As an Architect and Artist, my spoose and I love the Floridian spirit from the 60's. We did want to inspire the villa's decoration with this spirit and contemporary design as well. Our 2 children Leo & Lucas had also participated by creating their own Floridian atmosphere, inspired by their passion : surf, skate and Us football. Completely renovated and enlarged in 2013/14, the house gets now organized on a surface of more than 330 m2/ 3600 sqares feet in a design allying modernity and original spirit. Ordered by an architect, it offers a sophisticated, original decoration combining contemporary and vintage furnitures, works of art mark out walls. The villa gets two stairs, it offers a real comfort of life for 10 to 12 people. Inside : You will perfectly feel at ease thanks to a big opened living space proposing two lounges, a big dining room (table of 12 people) and a contemporary kitchen having completely new equipment. Concerning night, the house proposes 5 rooms with brand new bedding (queenbed), TV, dressing room as well as 4 marble bathrooms drawn in some modern and refine style. Outside: Everything is made to take advantage of the soft floridian climate in an atmosphere of tropical garden in its luxuriant vegetation with its water view. Concerning patio, a big space covered with more than 70 m2 welcomes you , you can get relaxed in the 2 sofas, or in the armchairs, you can have dinner, take a drink thanks to a big table for + of 12 people and a great bar . You can also cook in a large outside kitchen including 2 BARBECUE. In the backyard, you can relax on one of the two sunny terraces with each their respective sunbathing surrounding the warmed swimming pool or to take advantage of a moment of relaxation under the big palm trees and the coconut palms. You can also rest on the lounge located on the private 80 feet dock where it is possible to moor your boat. The access to the sea by the canal is made in 5 mn. Situated in the heart of a quiet residential area, near beaches, restaurants, shops… Leo and Luca ' house is a villa completely dedicated to your comfort and will bring you real moments of happiness.

If Guest wishes to cancel his/her reservation prior to the term listed herein, the Guest must give at least 60 days advance notice or the deposit shall be retained by the owner as liquidated damages and not as a penalty. If 60 days advance notice is given, Guest shall receive the return of its deposit. If Guest vacates the premises during the Lease Term, the owner shall be entitled to retain any and all monies paid by Guest and shall not be obligated to refund any monies paid. Guest understands and acknowledges that the Homeowner has removed the property for the agreed upon Lease Term desired by Guest and will lose the rent that would have been generated for that Lease Term.
7 steps :
1. Inquiry and exchange online
2. Booking and online rental + service check-in&out +cleaning payment
3. as soon as the payment is done, Guest receives an agreement to execute and email back to owner.
4. Before arrival : As soon as the owner receives the agreement signed and filled, the Guest receives the Property manager 's coordinates. Therefore, Guest might contact her to plan their arrival time at the Villa.
5. Arrival : The property manager would be at the house to welcome the guest and to show the house. A check-in will be proceed and signed, Guest shall perform a walk through inspection to notate any pre-existing damage or missing items.
NOTE: If the premises appear dirty or damaged upon Check-in, Guest shall inform Authorized Agent immediately. Guest shall leave the premises in the same condition as Guest found the premises.
The $1,000.00 security deposit + the tax + the pool heating option ( if wanted) checks will be required.
6. Departure : The property manager would be back at the house for check-out, she and Guest will perform a walk through inspection to notate any damage or missing items that were not noted at the time of check-in. This check out will be added and completed once the cleaning is done.
If no damage has been noticed the $1,000.00 security deposit will be refunded in the week following the departure .
If damage has been noticed at check out, the damage security deposit will be handled and cashed.
