1. CHECK IN/CHECK OUT –
Check-in time is after 4:00 pm on the day of your arrival. While we work hard to provide earlier check-in times to the Guest, We are unable to guarantee this due to the cleaning service that each property requires.
Check-out time is strictly 10:00 am on the departure day (Unless you have pre-arranged) if you fail to vacate the house after 10:00 am you will be charged in - $30.00 per hour. After 2 hours late of your check out time you will be charged the amount of one-night rental in your credit card or security deposit. This is only a penalty and doesn't not constitute authorization to extend the reservation.
This property is 100% smokefree. Absolutely no smoking is allowed in the house, or patio/pool area. In the case of smoking in the house, there will be an additional nonrefundable fee of USD $500.00 (Five Hundred U.S. Dollars) plus tax charged to the credit card on file. No illegal activity, drugs or hazardous materials are allowed inside or outside the property. This will not be tolerated.
3. AIR CONDITIONING:
Guest agrees not to set the temperature lower than 70F or above 78F degrees. When the AC is being used, please close all windows and doors in order to reduce the humidity and to save energy.
4. EXTRA GUESTS:
People other than those in the Guest party set for above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Additional guest fee of $75.00 per person/per night will apply for any guests above the number set for in this agreement.
House is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
6. TRASH/TRASH REMOVAL
You will be expected to empty all the trash bins and dispose of the garbage bags in the designated bin in the front of the house DAILY. All trash must be bagged and tied in kitchen bags. To prevent leakage, please empty all liquids prior to putting containers in trash bag. Large box and items that do not fit in the trash bags outside the bin will not be collected under penalty fee. If your trash doesn´t fit inside the bench, please take it to the dumpster located at the community.
The trash is picked up every morning at 7:00 AM. There will be an additional USD $100.00 (One Hundred U.S. Dollars) fee plus tax charged to the credit card on file for an excessive amount of trash left in the house.
7. POOL & SPA: NO LIFEGUARD ON DUTY.
Guests acknowledge that lifeguards are not provided at the property’s swimming pool. Guests are responsible for the safety of themselves, their children, and their guests.
There is absolutely no running or horseplay in or around the pool area, as this may cause serious injury.
Children should not be left unsupervised in the pool area.
Pools are for the use of property residents and guests only.
Pools will be cleaned weekly by staff. During this period there may be times when the pool must be treated, causing to be unusable by guests.
This will be done according to the pool maintenance department schedule as much as possible will be scheduled in the days without reservation (if it is necessary to clean during a reservation, the charge for that day will be refunded
During some occasion when it rains or when screen doors are left open, bugs and debris may get into the pool. We have provided each pool with a net in case this happens.
The pool heating equipment is NOT to be tampered with by any guest. Pool heating is available upon request via email (24 Hours Advance Notice) with a minimum of 3 Days for a fee of USD $35.00 plus tax per day. Unauthorized pool heating will be charged on the credit card on file.
8. BED AND BATH LINEN
We will provide 1 set of towels per guest and one set colors towels for pool. Please bring any blankets or towels you plan on using outside, since our towels are NOT intended for this use.
9. GATE ACCESS:
Please obtain a visitor pass from security guard at the gate entrance. You must show your reservation confirmation to the guard.
The cleaning fee charged on the reservation is related to the final cleaning after the guest checkout. Guest is aware and agrees the cleaning fee that has been paid does not include the following: (i) excessive amount of trash (ii) damages or stains on the carpet or any other furniture or fixture that will need to be cleaned, removed or replaced. The additional cleaning fee will be USD $200.00 plus tax. To minimize the damage, please contact us IMMEDIATELY or email us at [email protected] Please do not use any chemicals to clean any fabric related furniture or fixtures without contacting us first.
11. MANDATORY CLEANING:
For bookings with more than 20 (twenty) days of stay, a compulsory cleaning service will be automatically added to your stay, and an extra cleaning fee will be charged on the reservation. Time and date of the additional cleaning will be scheduled with the guest. The guest agrees to allow the cleaning staff access to the house.
Complimentary WIFI internet service is available at the property. The service is not under control of the homeowner and if any service interruptions or slowdown may occur the homeowner is not responsible. However, the homeowner will ensure the service provider is aware and taking the proper actions regarding any eventual issues.
13. PET POLICY:
For the convenience of other guests and to help us provide the most sanitary accommodations available, PETS ARE NOT PERMITTED. In the event that you bring a pet without previous authorization, your credit card will be charged a nonrefundable fee of USD $500.00 (Five Hundred U.S. Dollars) plus tax per pet. The only exception will be for Service Dogs. In this case, with the valid identification of the pet must be provided and a non refundable pet fee of USD $250.00 (two hundred and fifty US dollars) plus tax will be due.
A parking is allowed in the lot next to the townhome. You are not allowed to park on the street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Homeowners are not responsible for any damages to your vehicle. No parking of boat, truck, trailer or vehicle other than passenger car.
15. BARBEQUE GRILL:
A $60.00 fee plus tax is required for the usage of the grill at the property to cover the cost of the Propane. Limit 1 per stay. Additional propane available for $50.00 per tank with at least 24hour notice. THE GRILL MUST BE CLEANED AFTER EACH USE. IF NOT, THERE WILL BE AN ADDITIONAL CHARGE OF $100.00 FOR CLEANING.
Due to Florida State Law, charcoal grills are strictly forbidden in screen enclosures.
There is no daily housekeeping service. While linens, bath and beach towels are included in the home, daily maid service is not included in the rental rate. We do not permit towels, linens, or any other items to be taken from the unit.
The property is on a public sewer system. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, baby wipes, diapers and etc. should be flushed at any time. If it is found that these products have been flushed and clogged the system, you could be charged damages of up to $1000.
18. QUIET ENJOYMENT:
We rent to family groups and responsible adults only; absolutely NO house parties, commercial use or functions such as weddings are allowed without advance written permission from Sunrise 2 Sunset, LLC. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10pm at night. If Guest is found to have had a wedding or any sort of group gathering for more persons than officially scheduled and paid for at the home, and/or without advance written permission, Guest is subject to forfeiture of entire security deposit to Sunrise 2 Sunset, LLC and must vacate the property with no refund.
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical
Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, Homeowner will refund:
• Any unused portion of rent from a guest currently registered;
• Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
• Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
20. DAMAGES AND SECURITY DEPOSIT
Should you notice any damage/irregularities on arrival at your home, this must be reported within 24 hours by phone/text message/email. If you damage any items or premises, you may be charged up to $300 or more if the damage is greater
21. AGE RESTRICTIONS
We will not rent to vacationing students or singles under 21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit as well as possible eviction.
Loud or unusual behavior is strictly prohibited. The Management Company reserves the right to evict, without refund, any person who creates a disturbance or become a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in an immediate eviction without refund.
Excesses of trash, damage to furniture, stains on sofas, chairs, towels, sheets bedspreads and blankets, will be charge separately. If a deep cleaning is necessary due to the condition of the house, you will be responsible for the payment.
Take care of the house as if it were yours. Other guests will also use it.
