      DUE TO LIMITATIONS OF THE TRIPZ SYSTEM "CLEANING FEE $263" INCLUDES: Cleaning $145, BBQ grill option $49 & $3,000 Accidental Property Damage Protection $69.
      1). Pool Heat is optional and is NOT included in the price quoted October 16th - May 15th. Pool heat @ $20 per night, tax included is recommended during the winter months. Pool heat is included at no charge May 16th to October 15th.
      2). BBQ grill is optional at a flat fee of $49 plus tax per rental and IS included in the price quoted.
      This provides a clean grill at the start of your rental and at least 1 full tank of propane for use during your stay.
      If you decline the BBQ option your total price will be reduced by $55 and this amount will be refunded if already paid.
      3). Security Deposit is not required and accidental damage protection of up to $3,000 is included in the price quoted.
      4). Payment Terms: 20% non-refundable deposit at the time of booking, balance due 45 days prior to arrival.
      5). Prices are quoted in $US. Payment in £, €, $CAD by arrangement.
      6). Prices quoted are net of a 5% discount that assumes payment will not be made by credit card. US residents pay by check or person-to-person bank payment. Non US residents may contact the owner for details on how to make payment without triggering the charge back.
      7). Rates and quotes are subject to change until reservation is confirmed.
      8). Reservation for less than 7 nights may only be accepted if arrival or departure coincides with departure OR arrival date of an existing reservation AND reservation does not create a gap of <4 nights in our calendar.

  • Cancellation Policy

    • CANCELLATION POLICY
      The guest may cancel the booking at any time up to or during the rental period.
      Any monies paid by the guest to the owner will be refunded subject to the following schedule,
      which will be applied based on the date the owner acknowledges receipt of notice of cancellation:
       More than 270 days before the start of the rental period there will be no cancellation
      charge and monies received by the owner will be refunded within 7 working days from the
      date of cancellation.
       Less than 271 and more than 45 days before the start of the rental period the portion of
      deposit relating to Rent plus associated Taxes will be retained by the owner. All other
      monies received by the owner will be refunded within 7 working days from the date of
      cancellation.
       Less than 46 days and more than 30 days before start of rental, a cancelation fee equal to
      the higher of $750 or 50% of the Rent plus associated Taxes will be retained by the owner.
      All other moneys received by the owner will be refunded within 7 working days from date of
      cancellation.
       Less than 31 days before start of rental, a cancelation fee equal to the Rent plus associated
      Taxes will be retained by the owner. All other moneys received by the owner will be
      refunded within 7 working days from date of cancellation.
       For clarification; in case of cancellation prior to the start of the rental period any payment
      received in whole or in part relating to pool heat, BBQ grill, cleaning and accidental damage
      protection will be fully refunded.

      
      

      
      GOOD FAITH CREDIT ALLOWED ON CANCELLATIONS
      In the event that the owner is able to mitigate any loss of revenue by renting some or all of the
      cancelled dates to a third party the owner will advise the guest that he will be granted a credit to be
      applied against a future reservation or, If circumstances permit, the owner may elect to refund all
      or part of any adjustment in cash. The amount of any refund and/or credit and the length of its
      validity will be determined by the owner at his discretion.

  • Booking Process

    • 1). Contact owner to request additional information, confirm availability &  price

      
      

      2) We will send a copy of of Rental Agreement, a Rental Application form and detail/options on how to pay the deposit to secure your reservation.

      
      

      3). Upon receipt of your completed Rental Application and your deposit we will block your dates in our online calendar so your reservation will be guaranteed. We will also send you detailed check in instructions and other information about the house together with a copy of our latest Tips document.
