"Villa Riolo" is an updated single family stilt home and perfect for your next holiday in Islamorada! It comfortably sleeps 6 in two bedrooms. This home has been meticulously cared for over the years and for the first time the owners are offering you an opportunity to share their vacation home. You'll love the quality of the furnishings and the numerous amenities. This home is an open concept living design with two large bedrooms on opposite sides of the living area. Each bedroom has an ensuite bath. The master suite has a walk-in closet and step in shower bath. The guest bedroom has two full size beds and the bath has a tub/shower combination. Both bathrooms have been updated with new fixtures, granite and tile. Each bedroom has sliding glass doors to the screened balcony in the front of the home. From the balcony you there is a small view at the ocean. The remodeled kitchen has granite counters, under cabinet lighting, new cabinets and appliances. The dining table is tall and has 6 tall chairs with high backs. The kitchen is completely equipped with pots and pans, dishes and flatware. Just bring your food or we'll be glad to recommend local restaurants or even an in house chef! High speed WiFi is included. Bedding: BR 1 = king; BR 2 = 2 full size beds. The back yard is charming. Enjoy a snack or drink under the Tiki. Bocce anyone? The whole family will be able to participate in this game. The court is set up and ready. Bring your boat! There's plenty of dockage for one or two boats right in the back yard. The owners store their boat on the davits and it is out of the way. This canal has easy ocean access. Rate Details: $3675 to $4750/month depending on the season *Monthly Rates are calculated from the 1st day of the month to the last day of the month. If your plans are for less than a month we may be able to help. Please call the office. This unit is also available on a monthly basis; however the Rate Calculation chart has been set to calculate weekly rentals only. Additional Charges: $200 departure cleaning fee; $200 processing fee; and 12.5% state and local taxes. Refundable Security Deposit: $1,000. Utility Caps/Mo: $100 water and $250 electricity. Pet Fees: One dog up to 30 lbs. will be considered on a case by case basis. If your pet is accepted there is an additional security deposit of $200. Optional Insurances: Accidental Damage: $45 covers up to $3,000 of accidental damage during your stay. Travel Insurance: This is an optional service we offer through a national travel insurance provider. Plans include valuable medical coverage, trip interruption, emergency travel services and more. Rates and fees are subject to change without notice prior to confirmation of reservation.
• Notice of cancellation by Guest: Notice must be in writing and sent by U.S. Mail OR email. If sent by email, the email must be acknowledged by the staff at Keys Holiday Rentals. The date of acknowledgement by Keys Holiday Rentals will determine the date of notice. • $150 cancellation fee is charged if written notice is received 61 – 89 days prior to arrival. Balance is refunded minus non-refundable charges and pre-paid insurances – travel or accidental damage.• $300 cancellation fee is charged if written notice is received 60 days or less prior to arrival AND we are able to find another tenant for the same time period minus the non-refundable charges and pre-paid insurances – travel and accidental damage. • No refunds if written notice is received 60 days or less prior to arrival and we are not able to find another tenant for the same time period. • No refunds for early departure for any reason.• Notice of cancellation by Keys Holiday Rentals: If it becomes necessary for Keys Holiday Rentals to cancel a reservation due to unforeseen circumstances, Keys Holiday Rentals will notify Guest promptly and refund 100% of all deposits and payments except insurances. Immediate notice will be given by phone and/or email and followed by written notice via Certified Mail to address on the Rental Agreement.
