My family and I really had a wonderful time. Your home was so comfortable and the yard was great for playing corn hole with the family as well as relaxing after a day at the beach.

Wonderful Cottage, Kid Friendly
We stayed two weeks and we loved it. Although it has 1 bathroom, it has an outside shower where everyone took off the sand. My favorite restaurant Kokomos is on the beach. When all windows and doors are open, we get a nice cool breeze from the ocean. Lovely at night. The house is nice and clean. The family played Badmiton in the huge yard. There is a Gas station, mini mart and pizzeria within 5 mins. I recommend to all *****

Perfect vacation destination. This home has a great floor plan, beautiful enclosed porch facing the ocean, spacious living and dining areas. It's location is perfect. The house is situated just a 100 feet from Hawks Nest Beach. We have a 250 foot yard located on a private street, perfect for biking. A short walk up the beach takes you to Sound View with beach bars, coffee and ice cream shops. Nearby is a golf course, 3 boat launches and some of the best fishing in the area.
About The Area
This is a summer beach town. A shopping center with Big Y grocery store is nearby. There are several resturants: The Hideaway Restaurant, Kokomos, Chinese, Pizza, Dunkin Donuts, Ice Cream Parlor and drug stores. To the east is the town of Niantic, Rocky Neck State Park/Beach and to the west is Old Saybrook. Everything you need for a perfect summer vacation is within a 15 mile radius.
House Rules
1. We rent from Saturday to Saturday. Check in 2pm, check out 11am. You are required to clean prior to checking out. Inspection will be done before and after each rental.
2. A $300.00 security deposit is required. It will be refunded completely if the house is left in the same conditionas when the tenant arrives.
3. Before January 15, a deposit of $25.00 will be required to hold a reservation, After January 15, 50% deposit is due within 2 weeks of booking. The remaining 50% will be due 60 days prior to the arrival date.
4. All deposits are non-refundable unless the property is re-rented for your week(s). If it is re-rented, a refund of your deposit will be issued minus a 10% cancellation fee.
5. No groups of young singles. No pets unless pre-approved by owner. Any pet approved MAY add an additional $100 toward the rent. Maximum of 8 OVERNINGHT quests.
6. No RV's or RV Trailers allowed.
7. No subleting of the house or renting the yard for parking.
8. If we are notified of any PROBLEMS or if any provisions of this contract are broken, you may be asked to leave and no refund will be issued.
