The Beach Cottage is an exceptionally romantic vacation home. It is a one-level cottage with two very private bedrooms/baths. When you step onto the entry deck the master bedroom is in the building on the right, and the great room and the guest bedroom is in a separate building on the left, with an adjoining deck connecting both buildings. The great room houses the living, dining and kitchen areas and the guest bedroom runs along the left side of the great room. From the great room two sets of 6’ sliding glass doors open to a large (500 sq./ft.) covered deck and there is a 23’ long second deck that is fully screened and covered off the master bedroom.
The ever changing beach at Lime Tree Cove. If you look at a map of St. John you will notice that the island consists of numerous bays and coves that are carved in to the coastline. These bays and coves usually provide good beach erosion protection from the storms that lash the Caribbean islands during hurricane season. However, some years Lime Tree Cove, like all St. John beaches, suffers sand erosion but other years – nothing. Despite what the storms do to the beaches during hurricane season, the sand always comes back. For example, in the fall of 2015, two storms roared past St. John and stole much of Lime Tree Cove’s sand (see photo dated Nov. 2015). But Mother Nature loves St John, and what she takes away in September she gives back in October through December (see photo’s marked Jan. 2016). So when you are on island the beach may not look exactly like the photos you see here, for the beach is constantly changing. But for most of the months of the 25 years we have been doing businiess on St John, Lime Tree Cove has been and still remains “delightful and delovely”.
The Beach Cottage is located on the Coral Bay side of St John on the beach in a small sheltered cove called Lime Tree Cove. Not only is Beach Cottage the only house on the beach, but also the front steps of the cottage are only 40 feet (we measured it) from the beckoning turquoise waters of the Caribbean. This is an exceptionally rare find on the island of St John where most of the beaches are within the National Park and no villas, condos or hotels are permitted on Park lands. The original Beach Cottage was built before zoning laws were enacted on St John, then the Cottage was completely rebuilt on the existing footprint so it is “grandfathered” and is allowed to exist within a no building zone. This means the Cottage is, and will forever remain, the only house on the beach. Lime Tree Cove is part of the larger Round Bay and the bright turquoise waters of the cove and of Round Bay are almost always calm because they are sheltered by the East End, which is a long, high penisula that hooks east in to the Caribbean and protects these waters. The nearly flat seas create a fantastic sea world that offers some of St John’s best swimming, snorkeling, kayaking, paddle boarding, sailing and just playing in and on the water. Like all the beaches on St John, Lime Tree beach changes with the seasons and storms. Sometimes it is mostly all sand, and sometimes it is a mix of stone pebbles and white sand.
Although the Cottage is located just off the road, this is the so called “quiet side” of St John where there is little traffic during the day, and almost none at night. You are 3 miles from the center of Coral Bay, which has lots of bars and restaurants, basic groceries, and snorkel gear and kayak and paddle board rentals. For larger grocery stores, lots more shopping and restaurants and bars, it is a 12 mile drive in to the village of Cruz Bay.

CANCELLATION POLICY: Once Caribbean Villas has received your deposit all payments are non-refundable/non-changeable. If you cancel/change your reservation, and we are able to rebook your entire set of travel dates, your money will be refunded, less a 20% administration fee of the total room charge. If a replacement rental is not obtained for your entire set of travel dates, there will be no refund. There will be no exceptions to this policy. Caribbean Villas highly recommends trip cancellation insurance. HURRICANE AND/OR STORM POLICY: There will be no refunds given for acts of God or force majeure, such as hurricanes, tropical storms etc on St John, USVI. This policy applies to current and all future guests who have reservations to travel or are on St John. We highly recommend trip cancellation insurance. If insurance is not purchased and St John is impacted by an act of god or force majeure we will hold your money on account for a future stay. There will be no exceptions to this policy. TRIP CANCELLATION INSURANCE: If you do not have a source for cancellation insurance there is a web site with suggestions and reviews –Consumer Advocates – Trip Cancellation Insurance. Please verify all terms and conditions of coverage with the trip cancellation insurance company. It is the guests responsibility to cover themselves in the event they need to cancel or change their vacation plans.
After making your villa/condo booking with us, you have 7 days to send us your rental deposit and guest contract. Payment is by check, personal check is fine. Your sending us payment on your villa rental becomes a binding agreement; it constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as mentioned in our Payment and Cancellation Polices section on this page. If you have any problems or questions with any of this information, please be sure to call us for discussion and explanation before you send us your villa rental deposit monies and contract. PAYMENTS: Caribbean Villas requires 50% down within 7 days of making your reservation by check only. Failure to make this payment subjects your reservation to automatic cancellation. The balance of your reservation including the tax/service charge and security deposit where applicable; is due 60 days prior to arrival.
