Borde Basse is a typical late 18th century Lomagne farmhouse surrounded by woods and fields; the former barns and stables have been converted into a bright and very spacious (320sq m) 6 bedroom house, La Grange, which will sleep 15 guests comfortably. An additional suite of two extra bedrooms and a bathroom, accessible from the first floor, is available at extra cost to sleep a further 5 people.

This is the perfect holiday retreat for large family groups, with plenty of space for everyone and complete security for small children. Guests can relax in the extensive gardens and swim in the pool with views over the rolling Gascon countryside, they can enjoy a cool glass of local wine on the shady terrace by the pool or beside the pond, or they can play a game of pétanque under the oak trees. Children can swim in the pool (10m x 5m), ride the mountain bikes along the grassy tracks which pass the property or play table tennis, badminton or table football. Small children can play safely in the garden as the pool and pond are fenced and the house is nearly a kilometre from the nearest road; there are swings, children's bicycles and various toys and games. In the evening films can be watched projected on to the 8 ft wide Home cinema screen in the lounge.
On the ground floor, there is a large open-plan kitchen/dining area and lounge, three bedrooms , one with en-suite shower room, a wheelchair accessible bathroom with large walk in shower and an extra separate wc.

Upstairs there are three bedrooms, one with en-suite shower room, and a further bathroom. There is also a games room with its own DVD player, table football, books, games, jigsaws, lego etc.

The extra suite of rooms, if required, is entered from the games room and consists of two bedrooms and a bathroom, sleeping 5. The supplementary charge for the use of these rooms is 500€ per week low/mid season, 600€ high season.

Outside there are 2 acres of wooded gardens, plenty of parking space and a 10m x 5m swimming pool, separated from the house by a partially covered terrace with comfortable seating, an outside dining area and a barbecue. The pool is fenced, with a security gate, but the fence can be removed (and replaced by an alarm) if there are no young children in the group.

There is Wi-Fi, satellite TV with the main UK and French free-to-air channels . Home cinema with 103¨wide screen projection video for watching DVDs. CD player with hi-fi amplifier and speakers.

On the ground-floor the lounge, kitchen dining room, 1 bathroom with wc and walk in shower and 1 bedroom as well as the terrace and outside dining area are wheelchair accessible.

Borde Basse overlooks a peaceful valley of fields, trees and a couple of farmhouses. It is 1.5 kms from the tiny village of Fajolles (no facilities), 8 kms from Larrazet (restaurant/tapas bar, post-office), 10kms from Lavit de Lomagne (small supermarket, P.O, bank, doctor and chemist and bar), 12 kms from Beaumont de Lomagne (all facilities) and the nearest large supermarket is only a 10 minute drive. There are several small restaurants and pizzerias within 15 minutes drive and some really excellent restaurants a little further away.

A range of water-sports and activities for young people are available locally, there is an adventure park in the trees only 15 minutes drive away, horse-riding 5 minutes drive away and several animal parks and small zoos within easy reach.

The Lomagne is part of the hidden France tourists rarely discover, famous for its production of the finest garlic in France. There are no large towns in the area which consists of rolling hills, oak forests inhabited by badger, deer and wild boar, and fields of wheat and sunflowers, garlic and vines. The Garonne valley is one of the major fruit growing areas in France - cherries, melons, peaches, nectarines, plums, and apples can be purchased direct from local farms. Cheeses, foie gras and wine can also be bought from local producers.

The region is steeped in history and filled with echoes of the Hundred Years War. Many villages and towns boast imposing fortified churches, magnificent medieval marketplaces, and fine châteaux . The Abbey St Pierre in Moissac, 20 minutes away, with its magnificent cloisters, is regarded as one of the masterpieces of Romanesque Art in France. The museums, cathedrals, and art galleries of Toulouse are an hour away, and a little further away are Albi with its wonderful Toulouse- Lautrec museum, Cordes, St Antonin and the Aveyron Gorge. Day trips can also be made to Carcassonne, the Pyrenees, and the Lot valley. During the summer season there are numerous cultural festivals in the region, ranging from the largest Jazz Festival in Europe in the little village of Marciac to summer fetes with dancing in the streets in even the tiniest villages.
