Enjoy the comfort of this deluxe 4 bedroom Villa in peaceful surroundings with the privacy of your own heated pool and landscaped garden. The villa is elegantly built, giving you beautiful views of the garden and the pool (ideal for kids) and access via 3 large patio doors to the pool area from the open plan lounge, dining and kitchen areas. The spacious patio area is perfect for BBQs and pool parties and benefits from sun beds for you to enjoy lazy days by pool, as well as outdoor dining facilities for 8 people and a BBQ - perfect for dining al fresco during the warm Cyprus evenings. The property is in immaculate condition with great attention to detail to the interior design, making this Villa a home away from home. The local town of Kissonerga, with shops, restaurants and bars is under 5 mins walk, while the nearest beach (Lemba) is just 15 mins on foot. If you don't like to walk, the local bus service, serving all of Paphos, is excellent and will get you all around the local areas.

Accessibility
The Villa is disabled access friendly, with a bedroom and full facilities on the ground floor as well as wide doors and easy pool access. Sadly it does not have a ramp down to the front door and 3 (spaced out) steps need to be handled for access into the Villa. Once down these steps it is wheelchair friendly.
Outside
Equipped to the highest specification with heated pool and Jacuzzi, The Villa also enjoys a generously proportioned garden that is both private and tranquil. You can enjoy the beautiful heated pool or Jacuzzi all year round, or simply bask in the landscaped garden and wonderful Cyprus sun on one of the loungers. The pool is relatively large, approx. 32 Sq/M and is Solar heated, making it usably warm almost all year round. The Villa benefits from outdoor dining facilities for 12 people and a Cypriot style BBQ with spit roasting ability, perfect for home made Kleftico or Chicken while dining 'al fresco'.
Important notes on accommodation
Heated pool - Heating is fully included in rental price. Usable all year round (assuming reasonable sunshine). We aim for water temps of 26 Deg/C or higher, in the unlikely event of bad weather (no sun) this may not be achieved in the coldest months of Dec/Jan/Feb.
Jacuzzi / hot tub - will be charged at £125 per week..
Entertainment - While your busy entertaining, Keep the kids busy with the playstation 3, including a few games and a 55' large flat screen TV in the lounge including on demand services from ITV, 4OD, BBC, FIVE and NETFLIX. (Please note parental guidance is advised as some of the games are not suitable for younger children.)
Outside the villa - We leave a selection of business cards and flyers in the Villa of things to do and places to eat. These are all tried and tested (and retested annually :)) by us and come highly recommended.

Prices are per week for 2-8 persons. There is a charge of £50 per week for each additional guest. There is a charge of £125 per week for use of the hot tub. Discounts may be available for winter lets (December to February).
Changeover day
Departure is by 10am (strictly) on departure day. Check-in is after 4pm. This gives us enough time to get everything cleaned and ready in peak periods. At quieter times this may be flexible upon request.
