House Rules

Guests are required to sign our Rental Agreement: 

SHORT TERM RENTAL AGREEMENT

 

            This Short Term Rental Agreement (the “Agreement”) is made by and between Heritage Vacation Rentals, LLC (“Landlord”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

 

1.      Guest Age: The Guest represents and promises that he/she is 30 years of age or older. Guests are both permitted and welcome to bring additional guests of every age onto the Property (“additional guests” or “additional persons”).

 

2.      Property: The Property is located at:

The Property is furnished and includes towels, linens, cooking ware, eating utensils and dishes, and other items commonly used in a household. “Property” for purposes of this Agreement and the Rental Rules, includes but is not limited to the home, furniture and household items, yard and landscaped areas, sidewalks, decks, driveways, parking areas and all associated real estate, improvements and personal property owned or controlled by Landlord.

 

3.      Maximum Occupancy: The maximum number of Guests and additional guests is limited to 17 persons.

 

4.      Term of Stay:  The stay begins at 4:00 p.m.. on _______________ (the “Check-in Date”) and ends at 11:00 a.m. on ___________________ (the “Checkout Date”).

 

5.      Minimum Stay:  This Property requires a ____ night minimum stay. If the Property is rented for fewer than ____  nights, the Guest will be charged the rate for____ nights.

 

6.      Waiver: The Guest and his or her additional guests hereby waive, indemnify and hold harmless the Landlord and its employees and agents against any and all claims of personal injury or property damage or loss arising from or relating to any use of the Property regardless of the nature or proximate cause of the accident, injury or loss, including but not limited to costs and attorney’s fees, unless due to negligence on the part of the Landlord. Guest expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the Property does not cover the personal property of Guest, and that Guest and all additional guests should purchase their own insurance for themselves if such coverage is desired.

 

7.      Financial Responsibility:  Guest shall be financially responsible to Landlord for all obligations herein, and shall indemnify and hold Landlord harmless, including but not limited to costs and attorney’s fees, for the actions and conduct of all Guests and additional persons allowed onto the Property, including but not limited to injuries or damages to persons or property of any kind and nature.

 

8.      Rental Rules:  Guest agrees to strictly abide by the Rental Rules attached hereto and incorporated herein as Exhibit A during Guest’s rental term and shall cause all additional guests and other persons to strictly abide by said rules during Guest’s rental term. 

 

9.      Inspection and Termination for Non-compliance:  The Landlord and its agents, including but not limited to its Property Manager and Local Representative of The House at Castle Rock, have the right to access and inspect the Property without prior notice at any reasonable time to enforce the terms of this Agreement. Should the Guest or any additional person violate any of the terms of this Agreement, the rental period may, in the sole discretion of Landlord or its agent, be terminated immediately in which event Guest forfeits all rental fees and deposits made without proration or refund of any kind. The Guest and all additional persons waive any and all claims of any nature whatsoever if they fail to vacate the Property upon termination of the rental period pursuant to this Paragraph 9.

10.  Failure to Leave by Checkout Date and Time:  The failure of Guest and all additional persons to leave the Property by the Checkout Date and Time shall result in a charge for an additional night’s stay, and said charge may be satisfied in full or in part, in the Landlord’s sole discretion, from the Guest’s refundable deposit.

 

11.  Rental Rate and Fees:

 

a.       Deposit:  A refundable deposit of $500.00 is due upon booking the Property. If booking over the 4th of July or New Years, a $2000.00 deposit is required. A separate additional refundable deposit of $150.00 is due upon booking the Property if Guest desires to use the hot tub. A separate additional refundable deposit of $50.00 is due upon booking the Property if Guest desires to use the sauna.  

 

The refundable deposit is for security and shall be refunded within 14 days of the Checkout Date to the extent no deductions are made, in the sole discretion of Landlord, due to:

                                                              i.      damage to the Property or furnishings;

                                                            ii.      missing furniture or other articles of personal property or fixtures;

                                                          iii.      dirt or other mess requiring excessive cleaning;

                                                          iv.      failure to leave by the Checkout Date and Time;

                                                            v.      termination of the rental period for non-compliance; or

                                                          vi.      any other cost incurred by Landlord due to Guest’s stay.

 

If the Property appears dirty or damaged upon Check-in, Guest shall inform Landlord immediately. 

 

b.      Rental Rate:  Payment in full of the following rental rates, taxes and fees shall be due no later than 60 days prior to the Check-in Date:

12.  Cancellation Policy:  If Guest wishes to cancel his/her reservation, the Rental Rate will be refunded as follows:

 

100% of the Rental Rate will be refunded if cancelled at least 60 days prior to the Check-in Date.

Only the cleaning fee and refundable deposit will be refunded if cancelled less than 60 days prior to the Check-in Date.

Once Check-in occurs there will be no refund of any rental fees, cleaning fees or taxes paid for any reason.

 

Should Guest cancel the reservation less than 60 days prior to the Check-in Date, and Landlord subsequently rents the Property to another party for any part of the original rental period of the Guest, Landlord will refund any rent received from the other party for any days rented of the original rental period of the Guest, up to the rental rate agreed to by the Guest, including pre-paid rental fees and taxes.

 

13.  Insurance:  We encourage each Guest and additional persons to consider purchasing their own traveler insurance.  Guest hereby waives any and all damages relating to lost, stolen or damaged personal property brought by Guest or additional persons onto the Property regardless of the cause or extent of the loss, theft or damage. Landlord shall not be responsible to store or safeguard any item of personal property brought onto the Property by Guest or additional persons. Guest and additional persons are urged to exercise good caution and judgment when bringing items of significant value onto the Property and are advised all such items are voluntarily brought at their own risk.

 

14.  Keyless Entry System: Guest’s personal access code shall only be enabled for the timeframe of the stay as prescribed in this Agreement. Guest understands that the door will be locked and the access code disabled at the time this Agreement ends and Landlord is not required to allow Guest or additional persons access into the house once the code is disabled. 

 

15.  Areas of Property under Video Surveillance: The following areas of the Property are not private and are under 24-hour video surveillance for the sole and exclusive benefit of the Landlord: the main driveway, the main entrance to the house and the garage door, the front deck area, the second floor deck area, the back patio area, and the hot tub area. Guest agrees the garage, outside decks and patios, hot tub and the general entrance areas to The House at Castle Rock are not private, and acknowledges that Landlord and its agents and employees may monitor the video surveillance at any time for any reason, including but not limited to Guest’s and additional persons’ compliance with the terms of this Agreement. Guest shall advise all additional persons regarding the video surveillance.

 

16.  Hot Tub Use and Rules. The Property is furnished with a 9-person hot tub that Guests and additional guests may use provided Guest meets all of the following conditions: (i) Guest makes an additional deposit to Landlord in the amount of $150.00 (the “Hot Tub Deposit”); (ii) Guest agrees to strictly abide by the Hot Tub Rules attached hereto and incorporated herein as Exhibit B during Guest’s rental term and shall cause all additional guests and other persons to strictly abide by said rules during Guest’s rental term; and (iii) Guest signs and delivers to Landlord the Liability Release (with Guest’s original signature) contained in Exhibit B.

 

Upon Guest’s full compliance with this Paragraph, Landlord will provide Guest with access to the hot tub during Guest’s rental term. The Hot Tub Deposit will be refundable upon the same terms and conditions as the rental Deposit pursuant to Paragraph 11.a. Unless Guest fully complies with the requirements of this Paragraph, Guest and additional persons shall not have access or use of the hot tub.

17.  Sauna Use and Rules. The Property is furnished with a 2-3 person sauna that Guests and additional guests may use provided Guest meets all of the following conditions: (i) Guest makes an additional deposit to Landlord in the amount of $50.00 (the “Sauna Deposit”); (ii) Guest agrees to strictly abide by the Sauna Rules attached hereto and incorporated herein as Exhibit C during Guest’s rental term and shall cause all additional guests and other persons to strictly abide by said rules during Guest’s rental term; and (iii) Guest signs and delivers to Landlord the Liability Release (with Guest’s original signature) contained in Exhibit C.

Upon Guest’s full compliance with this Paragraph, Landlord will provide Guest with access to the sauna during Guest’s rental term. The Sauna Deposit will be refundable upon the same terms and conditions as the rental Deposit pursuant to Paragraph 11.a. Unless Guest fully complies with the requirements of this Paragraph, Guest and additional persons shall not have access or use of the sauna.

 

18.  Jacuzzi. There is a Jacuzzi bathtub located in the upstairs master bathroom. It is recommended that young children not use the Jacuzzi. Never go under water in the Jacuzzi as hair could become entangled in the suction system and drowning could occur.

19.  Payment:    Acceptable payment methods are PayPal or credit card. If Guest wishes to use a credit card or PayPal, an invoice will be sent via Paypal.com that can be paid using a Paypal account, or a credit/debit card of choice. Guest is not required to have a Paypal account to make a payment. If booking through VRBO.com, Guest will make credit card payments through VRBO.com. 

 

20.  Attorney Fees: In the event Landlord hires an attorney to defend or prosecute its rights hereunder, recover damages or any amounts owing under this Agreement, Guest shall reimburse Landlord all reasonable costs and attorney’s fees, whether or not incurred in formal litigation, and regardless of whether incurred in the trial court or any appellate forum.

 

21.  Counterparts:  This Agreement may be signed in counterparts and shall be binding upon execution by all parties.  Electronically-produced signatures, scanned signatures and facsimile signatures shall constitute original signatures for all purposes under this Agreement.

 
By my signature below, I hereby give permission to charge my credit card for the amounts above. I agree that all amounts paid are non-refundable except to the extent expressly provided for in this Agreement. I have read my rights to purchase travel insurance, and fully release and hold Landlord harmless from any loss occurring to any personal property.

Exhibit A

The House at Castle Rock

Rental Rules

 

The House at Castle Rock Rental Rules shall apply to every Guest and all additional persons present on the Property (hereafter collectively “Guests”).

 

Guests shall maintain the Property in a good, clean, and ready to rent condition, and use the Property only in a careful and lawful manner. Guests shall leave the Property in a ready to rent condition at the expiration of the Agreement, defined by the Landlord as being immediately habitable by the next Guests. Guests shall pay for maintenance and repairs should the Property be left in a lesser condition. Guests agree the Landlord shall deduct costs of said services from the deposit prior to refund if Guests cause damage to the Property or its furnishings. Guests also agree that if he/she/they fail to leave the Property in a good, clean and ready to rent condition, the Landlord shall deduct costs of additional required cleaning from the deposit prior to refund.

 

Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this Agreement and Guests shall then immediately vacate the Property.

 

Guests shall have no more than 14 (fourteen) persons reside or sleep on the Property.

 

Guests shall not park anywhere on the Property or street besides where marked and communicated in our Welcome Packet which will be sent via email prior to stay.

 

There is a long-distance block on the telephone - a calling card is needed for long distance toll calls. Emergency medical and police service can be called by dialing 911.


Guests shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins as described in the Welcome Packet during their stay for pickup.

 

Garbage is picked up early each Thursday morning. Guests are cautioned not to leave trash outside for long periods of time because it attracts animals.


No animals or pets of any kind will be brought onto any portion of the Property for any reason, including but not limited to the house, garage and grounds. Provided, however, Landlord will make reasonable accommodations for a trained service animal assisting a person with a disability to the extent required by applicable laws and regulations. Guests shall be fully liable for any damages caused by a service animal.


Guests shall not sublet the Property.


There shall be no smoking inside the home. Smoking of legal substances only is permitted outside the home on the Property so long as Guests properly dispose of cigarette butt waste in a safe, responsible and lawful manner.


Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used in a household. No reimbursement will be made for unused consumables left at the Property. If consumables exist at the Property when the Guests arrive, Guests are free to use them at Guests’ own caution and risk. Landlord does not guarantee the freshness or safety of any consumables provided by Landlord or left by prior Guests.

 

Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this Agreement.

 

Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property only, and that Guests do not intend to make the Property a residence or household.

 

We occasionally experience power outages that are beyond our control.  We report outages as each occurs.  No refunds or compensation will be given for any power outages.

 

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

 

There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.

 

Only legally owned and permitted firearms shall be allowed on the Property according to State and local laws. All firearms shall be stored and handled with utmost care and Guests assume all liability for personal injuries, death and property damage related to their storage and use. Landlord shall bear no liability for Guests’ or third parties’ use of firearms on or about the Property.

 

Guests agree that Fireworks and other hazardous materials shall not be used in or around the Property.

 

Guests shall use the Property for legal purposes only and other uses, including but not limited to: illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits. Drunkenness and/or disorderly conduct of any kind on the Property are prohibited and shall likewise cause termination of this Agreement.

 

Guests agree not to access the “owner’s closets”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. The owner’s closets are located in the garage and upstairs master bathroom.

 

Guests are advised that the Property contains a propane stove and cook top, propane dryer, propane grill, propane fire pit and propane fireplace, and will seek help from Landlord if the proper operation of such items is not fully understood. Guests shall immediately advise Landlord of operational or safety concerns related to propane appliances.

 

The Property has a fire extinguisher installed at each exit and one in the cupboard under the sink. The fire extinguishers were all fully charged at last inspection. It is the duty of all Guests to inform Landlord immediately should the fire extinguisher become less than fully charged. Guests agree to use the fire extinguisher only for true fire related emergencies.

 

The Property has fire alarms installed and they are believed to function properly at the time of rental. Guests will notify Landlord without delay if a fire alarm “chirps” or has a low battery condition.

 

Guests shall secure the Property for protection of their own and Landlord’s belongings while renting the Property by locking doors, windows, garage doors, etc. when it is prudent to do so, especially when the Property is unoccupied.  Guests shall secure the locking cover on the hot tub at all times when not in use.  Guests shall lock the door on the sauna at all times when not in use.

 

Valuable items left behind by Guests will be held for Guests and reasonable effort will be made to contact Guests for return. If items are not claimed for longer than 2 months they shall become the Property of the Landlord. The Landlord shall not be held liable for condition of said items.

 

Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

 

High speed wireless internet is provided as a convenience only and is not integral to the Agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

 

Guests agree that air conditioning shall not be set below 72 degrees and heat shall not be set above 72 degrees, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.

 

Upon Guests’ departure, the Property will be inspected for damage and missing articles. If damage is found and/or items are found missing, the Landlord will provide notice of the damages to Guests and withhold some or all of the deposit. If no damage is found and no articles are found missing, the Landlord will send the Guests his/her/their damage deposit refund via check within 14 days. To the extent damage is found,  missing articles are discovered and/or the Property is not left in a good, clean and ready to rent condition, Guest will provide all additional sums owing in excess of the refundable deposit immediately upon written demand from Landlord.

 

Guests shall not take any action to cover or otherwise damage or effect the video surveillance cameras located on the Property. Guests acknowledge that surveillance videos monitor the Property’s main driveway, the house’s main entrance and garage door, the front deck area, the second floor deck area, the back patio area, and the hot tub area 24 hours a day. All surveillance is for the sole and exclusive benefit of the Landlord. Guests acknowledge and agree these areas are not private, and Guests will not take any action in these areas in which Guests would have a reasonable desire or expectation of privacy. Guest acknowledges Landlord and its agents and employees may monitor the video surveillance at any time for any reason, including but not limited to Guests’ compliance with the terms of the Agreement.


Exhibit B

Hot Tub Rules and Liability Release

 

Rules

 

1.      The hot tub area is under video surveillance for the sole convenience of the Landlord, and is not a private area.

2.      The hot tub cover must be securely locked in place during all times of non-use.

3.      Never use the hot tub during a thunderstorm or when lightening is occurring in the area.

4.      The hot tub holds 9 adults.

5.      Pets are not allowed in the hot tub or hot tub area

6.      Persons with medical conditions, including pregnant women and the elderly, should consult their physician before using the hot tub.

7.      Persons with skin, ear, genital and other body infections and/or communicable disease, including anyone with an open blister, cut or rash, shall not use the hot due to the possibility of spreading the infection.

8.      Women shall not use the hot tub during menstruation.

9.      Children under the age of 5 are not permitted to use the hot tub.

10.  It is recommended that children under the age of 10 not use the hot tub.

11.  Youth under the age of 16 shall not use the hot tub without an adult present.

12.  Never use the hot tub alone; always have an additional guest present.

13.  No alcohol or drugs (prescription or otherwise) shall be consumed in the hot tub area, and no one under the influence of alcohol or drugs (prescription or otherwise) shall use the hot tub.

14.  No food or drink is allowed in the hot tub or hot tub area.

15.  Do not run or engage in horseplay in or around the hot tub.

16.  Do not take any foreign objects into the hot tub including toys, tools, jewelry, hair clips, etc., that may interfere with the hot tub pump and filter equipment.

17.  Remove all creams and lotions before entering the hot tub.

18.  Always shower before entering the hot tub.

19.  Never allow water to exceed 104 degrees Fahrenheit.

20.  Limit use to 15 minutes.

21.  If you begin to feel uncomfortable, dizzy, nauseous or have a headache, leave the hot tub immediately and consult your physician.

22.  Never place soap, oils, lotions or fragrances of any kind in the water.

23.  Never go under water in the hot tub. There is risk of hair entanglement in the suction system and subsequent drowning may occur.

24.  Do not handle or use electrical devices, including but not limited to cell phones, while in the hot tub.

25.  The hot tub cover shall be immediately replaced and properly and securely locked upon completion of use and during times of non-use.

26.  Never sit, stand, walk on or place items on the hot tub cover.  

27.  Notify the Landlord immediately of any repair needed to the hot tub.

28.  The Landlord reserves the right, in Landlord’s sole discretion, to close the hot tub during your stay for any reason, including but not limited to weather, maintenance and repair needs. The Landlord will take commercially-reasonable efforts to keep the hot tub in working order, but Landlord cannot guarantee the hot tub will be in working order during your stay. There shall be no reduction or refund of rent due to the hot tub not being available during your stay.

 

Liability Release

 

Guest agrees to the following during the Guest’s rental term:

 

1.      Guest assumes all risk: (i) of loss or damage to the hot tub; (ii) of loss of personal property of Guest or additional persons; and (iii) of personal injury or death that may occur to any person who uses the hot tub, regardless of whether and to what extent the injured or deceased person(s) complied with the Hot Tub Rules, and whether or not person had Guest’s permission to enter and/or use the hot tub.

2.      Guest shall defend (with counsel acceptable to Landlord), indemnify and hold harmless, the Landlord, its officers, members, employees and agents (the “Indemnified Persons”), for, from and against, any and all losses, claims, liabilities, damages, judgments, penalties, or expenses, including but not limited to reasonable attorneys’ and consultants’ fees, court costs and expenses, relating in any manner to persons or property, arising in connection with or as the result of Guest or any other person’s use of the hot tub.

Sauna Rules and Liability Release

 

Rules

 

1.      The sauna door must be kept securely locked during all times of non-use.

2.      Persons with medical conditions, including pregnant women and the elderly, should consult their physician before using the sauna.

3.      The sauna holds 2-3 adults.

4.      Women shall not use the sauna during menstruation.

5.      Children under the age of 6 are not permitted to use the sauna.

6.      Youth under the age of 16 are not permitted to use the sauna without an adult present.

7.      Never use the sauna alone; always have an additional guest present.

8.      No alcohol or drugs (prescription or otherwise) shall be consumed in the sauna, and no one under the influence of alcohol or drugs (prescription or otherwise) shall use the sauna.

9.      No food or drink is allowed in the sauna.

10.  Remove all metal jewelry and hair pins/clips before entering the sauna to avoid burns.

11.  Remove glasses and contact lenses before entering the sauna.

12.  Remove all footwear before entering the sauna.

13.  Remove all creams and lotions before entering the sauna.

14.  Always shower before entering the sauna.

15.  Wear only clean cotton clothes or towels while in the sauna.

16.  Never allow the temperature in the sauna to exceed 194 degrees Fahrenheit/90 degrees Celsius.

17.  Do not place combustible material on the sauna heater at any time.

18.  Only pour clean tap or bottled water over the hot stones in the sauna.

19.  Always sit or lie in the sauna on a bench cloth or towel for personal hygiene reasons.

20.  Do not engage in horseplay in the sauna.

21.  Limit use to 15 minutes.

22.  If you begin to feel uncomfortable, dizzy, nauseous or have a headache, leave the sauna immediately and consult your physician.

23.  Follow proper cool down, rest and rehydration procedures after exiting the sauna.

24.  The heater must be shut off after use and the sauna door locked.

25.  Notify the Landlord immediately of any repair needed to the sauna.

26.  The Landlord reserves the right, in Landlord’s sole discretion, to close the sauna during your stay for any reason, including but not limited to maintenance and repair needs. The Landlord will take commercially-reasonable efforts to keep the sauna in working order, but Landlord cannot guarantee the sauna will be in working order during your stay. There shall be no reduction or refund of rent due to the sauna not being available during your stay.

 

 

Liability Release

 

Guest agrees to the following during the Guest’s rental term:

 

1.      Guest assumes all risk: (i) of loss or damage to the sauna; (ii) of loss of personal property of Guest or additional persons; and (iii) of personal injury or death that may occur to any person who uses the sauna, regardless of whether and to what extent the injured or deceased person(s) complied with the Sauna Rules, and whether or not person had Guest’s permission to enter and/or use the sauna

2.      Guest shall defend (with counsel acceptable to Landlord), indemnify and hold harmless, the Landlord, its officers, members, employees and agents (the “Indemnified Persons”), for, from and against, any and all losses, claims, liabilities, damages, judgments, penalties, or expenses, including but not limited to reasonable attorneys’ and consultants’ fees, court costs and expenses, relating in any manner to persons or property, arising in connection with or as the result of Guest or any other person’s use of the sauna.

Wonderful time with family at The House at Castle Rock

We enjoyed a wonderful time with extended family over the Thanksgiving week. We had everything we needed to prep, cook and enjoy a large Thanksgiving dinner. Kitchen was nicely stocked with cooking equipment and dishes. Great showers, comfortable beds, terrific sound system. Bunk room worked great for my 3 kids and apartment over garage was perfect for my nephew and his wife and daughter. We enjoyed the hot tub, deck, fireplace and easy access to the gorgeous beach! We can't wait to come back to Arch Cape. Lara was so accommodating and available to answer any questions we had. Very gracious host! Highly recommend.

It was hard to leave!

What a wonderful house and location! Our family of 8 adults and two small children gathered here in celebration of a special birthday and it was the perfect location to spend time together without being on top of each other. From the fully equipped kitchen to the comfy beds to the fire pit and hot tub, there was no need to leave, ever! We loved the easy access to the beautiful beach and spent hours building sandcastles as well as just watching the waves! It was hard to leave!

This house suited our needs very well and we would definitely stay here again.

Thoroughly enjoyed the house: spacious living areas; well equipped kitchen; bedrooms and bathrooms very nice and comfortable; good view of the ocean; right across the street from the beach; and most of all, very clean and inviting. We enjoyed many of the amenities (sauna, hot tub, fire pit, etc.); it lived up to its advertised description and exceeded our expectations.

Best beach house

This was our first trip to Oregon with 14 family members from the east and west cost. This well stocked and beautifully furnished home is 30 steps from the beach. The sunsets were amazing! The kitchen, dining and living areas had room for everyone. There were also beautiful outdoor areas to enjoy the view as well as enjoy the sounds of the waves. Hope to be able to return again in the future.

Complete luxury and tons of amenities

This house is fantastic! Beautiful views, lovely woodwork, amenities galore. This house accommodated all 14 of us comfortably. We loved the huge hot tub and fire pit; 2 refrigerators and 2 ovens makes food prep and clean up so much easier for a large group! We had a baby shower and a birthday celebration and found everything we needed including small things like scissors and tape! Worth every penny!!

Great Retreat for our Executive Team!

We loved the House at Castle Rock! It was perfect for our executive team retreat, with a perfect location for morning walks/runs on the beach and evening barbeques and relaxing together. The weather was perfect and the sunsets were incredible every night. Our runners loved the sauna and hot tub and the ladies on the team liked having their own little space in the apartment above the garage. This is our second retreat at one of the properties that Lara manages and we will definitely be back - she's so easy to work with!

A beautiful beach home with everything you could ask for!

We had a wonderful family reunion in this amazing place. Lara has done a great job setting up this home with everything you need for a relaxed vacation. It is spacious and has an abundance of kitchen supplies, dishes, utensils, glasses, pots and pans, etc. It is well equipped with towels and soft and luxurious bedding as well. We enjoyed the hot tub both evenings we were there. I can't think of anything we were missing all weekend and appreciated this home filled with top-of-the-line furnishings and amenities. We left there with very happy memories from a fabulous weekend! Thank you Lara!

5 stars for this house

Our family of 9 from around the country got together at this wonderful House at Castle Rock for their dad’s 80th birthday. We spent a week enjoying the house and Arch Cape. Our stay was made better by all the special features of this house. Loved the upstairs deck, hot tub fire pit wonderful bedrooms and baths, etc. Having 2 stoves, 2 dishwashers and 2 sinks made it perfect for a group. We will definitely return!!!

Amazing home!!! Absolutely perfect in every way!

This home is heaven! Every little detail is absolutely perfect! There is nothing the owners did not think of! I can't wait to go back! We had 14 people in our group and there was plenty of room for us all. We all had our own space and were very comfortable! The owner Lara is amazing to work with. She's so kind and answered every question we had; she was always willing to help! Thank you for an incredible experience that we will cherish forever!
