Two story four bedroom, three full bath lake front home perfect for Families or getting together with Friends. Sleeps eight comfortably, with room to spare. Come and experience "Cabin Country" where you have the best of both worlds. Access to Elk Rapids, Traverse City and the surrounding area, plus the serenity of lake front living. The house in newly furnished with a fully equipped kitchen, just waiting for the right gathering. A large master bedroom, king size bed with master bath, family room for movie night, that can become a private room with french doors, while others visit in the open concept main living area and dining room that seats 10 comfortably. Featuring cathedral ceilings and skylights. Queen size bedroom with main full bath next to kitchen. Upstairs has two more bedroom equipped with two single beds, with another full bathroom. The house is nestled in a wooded lot, with a large deck that runs the length of the house, with open views of The Grand Traverse Bay. Take a trail to the lake over two sandy berms to the sandiest beaches in the area. The house features a deck that provide an area to sit with unobstructed views, with just steps to the pure water of Lake Michigan. Looking west you can see both Mission Point and Leelanau Peninsula's. The beach features sugar sand beaches that are walkable for several miles each way. Natural landscape with a true Lake Michigan feel, without being too remote. It's a generous space for guests just hanging out or for seeing the many sights in the area. This is a Saturday to Saturday rental, in by 5 p.m. on Saturday, out by 10 a.m. the following Saturday.

RENTAL AGREEMENT

NOTICE:  MICHIGAN LAW ESTABLISHES RIGHTS AND OBLIGATIONS FOR THE PARTIES OF RENTAL AGREEMENTS.  THIS AGREEMENT IS REQUIRED TO COMPLY WITH THE TRUTH IN RENTING ACT.  IF YOU HAVE A QUESTION ABOUT THE INTERPRTATION OR THE LEGALITY OF A PROVISION OF THIS AGREEMENT, YOU MAY WANT TO SEEK ASSISTANCE FROM AN ATTORNEY OR OTHER QUALIFIED PERSON.

 

            This is an agreement between Casa De Dos Padres as landlord and the person attached to this booking as tenant, concerning tenancy of premises at this property.

 

            Said tenancy shall be for the period of this booking, with 50%  paid at time of booking.  The remaining 50% is due 60 days prior to occupancy.   Tenant agrees that said premises shall be used for residential/vacation purposes only, shall not be used for any unlawful purpose or in a manner contrary to law.  Tenant agrees to comply with the Milton Township Occupancy Rules:

 

Occupancy Rules

Required by Milton Township, Michigan

 

1.     Occupancy shall not exceed ten (10) persons (not including preschool aged children).

2.     Total number utilizing property, including day guests, shall not exceed fourteen (14) (not including preschool aged children).

3.     All parking shall be on-site.

4.     Fireworks are prohibited except on Memorial Day, Independence Day, and Labor Day.

5.     Quiet hours between 10:00 p.m. and 8:00 a.m.: No noise exceeding 60 dBA during these hours.

 

Tenant further agrees to maintain the premises in good repair and to deliver and surrender up the same upon termination of said tenancy in the same conditions as when taken.  The Landlord or authorized agents shall have the right to inspect said premises and repair and maintain the same.

 

The damage deposit of $250 is being waived because you are considered Friends or Family and we trust you will take care of the property as you would your own.  If there are damages related to your stay, we will work them out on an individual basis.

 

A one time charge of $450 will be added to offset the cost of normal cleaning of the premises upon termination of the rental period.  Landlord and tenant agree, however, that in the event that the tenant shall leave the premises in need of more than customary cleaning, the tenant shall pay the amount of the cleaning bill in excess of normal charges.

 

Tenant expects the occupancy to include only those adults and children listed on this booking.  Items provided during this stay (ie: Towels, etc.)  are calculated based on that number of recorded occupants.

 

Check-in/Check-out:  The parties agree that normal check-in time is Saturday at 5:00 p.m. (may be earlier, depending on amount of cleaning required from vacating tenant) and normal check-out time is the following Saturday at 10:00 a.m.

 

 

Water and all utility bills are to be paid by the Landlord.

 

No pets are permitted unless prior arrangements are made, service animals will be considered but final approval is up to the Landlord.

 

Tenants agrees not to make any alterations or improvements to the premises and the Landlord shall have sole discretion as to the necessity of any repair, decorating or other work in and about said premises and as the quality and cost thereof.

 

Tenant shall have no right to and shall not assign the agreement nor sublet said premises or any part thereof, and tenant agrees to immediately inform Landlord of any future change in the above facts or in the number or identity of occupants of said premises.  Any such assignment, subletting or change shall be cause for the immediate termination of said tenancy and forfeiture of the deposit above described at the option of the Landlord.

 

Tenant has the right to cancel this rental agreement anytime up to 60 days before occupancy is scheduled to commence and receive a full refund of deposit (if there was one).  Landlord will refund said first payment only if able to re-let the premises for the same rent as that specified in this rental agreement.

 

TRUTH IN RENTING ACT PROVISIONS:  Landlord and Tenant specifically agree that this lease shall not, is not intended, nor shall it be construed, to violate any of the provisions of the Trust in Renting Act.  If, however, any provision of this lease does, in fact, reach any such result, then such provision shall be null and void, but the other provisions of this Lease shall continue to remain in full force and effect.

Best vacation ever!

What an amazing place to vacation! The owners thought of everything you could possibly need. For young children, a high chair, pack and play and toys for the beach. The kitchen has every appliance you can think of. The beach area is beautiful! This is a wonderful place to rent!

A beautiful house at a beautiful location!

This is the second summer my family has spent at this lake house, and we love it! The house is clean, the kitchen is well stocked, and the beach is sandy and shallow. We have gone with our two young children (ages 1 and 4), and the house is safe and fully equipped with items such as children's dishes and a high chair. We also love that the house is near the end of a dead end private road, so the neighborhood is quiet and safe for walking and biking in the road. While off the beaten path, it is also close enough to Elk Rapids for a quick trip to the grocery store or to stroll the downtown area. I would highly recommend this place to anyone looking for a relaxing week on the bay!

Perfect place for a family get together

This is a wonderful house in a wonderful setting. My extended family loves to get together and cook and eat--what a perfect place for that. The kitchen is even better stocked that my own. There is a large table that easily accommodated eight adults (plus a guest we had for dinner one night). The sunsets over the peninsula across the way were gorgeous. The recommended Elk Rapids store had everything we needed. It was a little chilly when we were there and several of us had issues that prevented us from using the inviting-looking kayaks, but we were still very happy to have such a lovely beach. The hosts were helpful and responsive. Who could ask for more???

Perfect Location and Outstanding Rental

We spent a week with friends and family and really enjoyed the soft sandy beach, cool breezes, and amazing sunsets on the porch/living room. The water toys were a very nice touch and we spent hours playing in the sand, kayaking, paddle boarding, and floating in the clear blue/green waters. There are many outdoor things to do in the area such as exploring the lakes, boat rentals, fishing, shopping, hiking, etc. There are great restaurants nearby in Elk Rapids or Traverse City, or plenty to do right on the property with a local grocery store or Meijer within 25 min. to stock up on food. There are tall pine trees, a very nice deck and fire pit by the beach, and the property feels very big and private. The house was very well equipped, clean, with nice amenities and plenty of room for everyone! Thanks for a great vacation up north!

Beauty, privacy, recreation

Enjoy the sunset across Grand Traverse Bay from your private beach, campfire, beachside deck, or house deck. Play in the crystal clear 3-5 foot deep water for hundreds of yards out - swimming, kayaking, paddleboarding. Boats are provided. The beach is shared only with neighbors. The water is only used by neighbors' paddlecraft - it is too shallow for regular boat traffic. House has spacious, bright interior with tasteful furnishings, quality kitchen and dining ware. Walk and cycle a private one lane road ending 10 houses down. Farm and shore roads provide an alternate to busy route 31 all the way in to Elk Rapids. The only thing missing - an outdoor shower - is planned for next year.

family memories on Traverse Bay

We met in Michigan with our adult children and their grandfather. The house is wonderfully set up for multiple generations to share and yet have privacy. There are spaces to gather inside and out, and to retreat for a nap (boys fought over the hammock) or a cozy spot to read. My dad was able to have his own bedroom and bath just off the kitchen, ideal for someone with mobility issues. The decks were our living rooms, the bay is perfect for all watersports and the owners have provided boats, paddleboards, chairs, umbrellas, nothing lacking! We appreciated the kitchen, clearly stocked by cooks. Elk Rapids has wonderful restaurants, a market, bakery and many farm stands, but honestly, we didn't need to leave! We will be back. Recommended for: Families with Young Children, Girls Getaway, Adventure Seekers, Age 55+, Families with Teenagers.

Absolutely perfect beach home to share with friends and family!

I highly recommend a stay at this beautiful home. The owners are very pleasant to deal with and extremely accommodating. The house is spacious, up to date, and very comfortable. We had a party of 10 and had no problem fitting 4 adults and 6 children. The owners thought of everything we might have needed and were very clean and organized--we didn't want for a thing! The beds were all very comfortable and the kitchen was well appointed. The beach was soft and sandy and there were plenty of chairs and toys provided along with nice kayaks and paddleboards. There is a local market and some nice restaurants close by but the home itself is on a quiet, secluded street. I cannot say enough positive things about our stay--we would return in a heartbeat!Recommended for: Families with Young Children, Sightseeing, Girls Getaway, Adventure Seekers, Age 55+, Romantic Getaway, Families with Teenagers.

A great home to share a week with your family!

This house is perfect for a family get away. It is spacious, well decorated, and the owners are really great to work with! I would highly recommend it, and my family looks forward to renting it again. The house is well decorated, comfortable, and well stocked with amenities to ensure a comfortable and relaxing vacation. It has a beautiful outside deck with seating and hammock. In addition, the beautiful sandy beach is right there, and perfect for relaxation or water sports. Finally, the location is great. Located on a quiet street, just a couple of miles from downtown Elk Rapids, you have easy access to a last minute grocery store purchase or a great meal out! My family and I had a great time, and I am sure yours will too!
