Surf Song Beach Retreat is a brand new inside and out vacation beach home in Miramar Beach FL, steps from the sugar sand beach and emerald waters of Florida's Emerald Coast. South Walton's largest beach access is right next to Pompano Joe's.

TERMS AND CONDITIONS:
CHECK IN/CHECK OUT TIME:
The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. During high season, some units may not be ready by 4 p.m.; your patience is appreciated. If you check out late, you could be subject to losing $100 per hour and will lose entire deposit if over 3 hours late in checking out.
THIS IS A NON-SMOKING UNIT:
If this property has been found to be smoked in a $500 penalty will be charged to the credit card on file.
SECURITY DEPOSIT: If damage or loss to the property is less than $500.00 we will file a claim for reimbursement through the Airbnb Resolution Center and those charges will be applied on the credit card on file with Airbnb. Any damage noticed upon arrival should be reported to the host immediately. If damage is not reported, your deposit may be charged for the cost of the repair. All general maintenance should also be reported so the home can be kept in good repair. In order to have the Security Deposit returned, all of the following conditions must be met:
a) No damage is done to the home or its content including the linens.
b) No items are missing upon the inventory check.
c) All debris, garbage and discards are placed in proper containers. Garbage must be placed in the trash bin enclosures before departure.
d) All soiled dishes are placed in the dishwasher.
e) There was no exceeding the maximum occupancy of the unit.
f) There was no smoking or evidence of smoking.
g) Home and grounds are left in neat condition.
h) There were no violations of the Community Rules or these Terms and Conditions, including but not limited to the “No Pets” rule.
i) If the cleaning crew deems the condition of the house unacceptable, you will be charged an additional cleaning fee that will be taken from your damage deposit. Please leave the house tidy upon departure. Treat this home as if it is your own.
PAYMENT STRUCTURE FOR RESERVATION:
Half of the balance is due at the time of booking. All other amounts are due 14 days before you arrive. If you are booking this within 60 days of arrival, the total amount is due at time of booking.
SEVERE WEATHER; EARLY DEPARTURES: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Early departures due to inclement weather or other reasons will not result in a refund of rent.
HURRICANE AND TROPICAL STORM POLICY: We do not offer any refunds for Hurricanes or Tropical Storms, except when a mandatory or recommended evacuation is ordered for the area where the house is located. In the event of a mandatory or recommended evacuation the guest will be refunded the lodging portion of the booked reservation only minus Airbnb fees and taxes. We highly recommend getting Travel Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Further information is available on this site. Coverage is available for health and weather related problems. Please call them directly or order online to purchase in your name.
TRAVEL INSURANCE AND HURRICANES: WHAT’S COVERED?
Travel insurance may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accommodations. For example, if a traveler is forced to cancel a trip due to a hurricane, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased. If severe weather forces the evacuation of the traveler’s unit, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a hurricane is forecasted or predicted. Once a storm is named, losses resulting from a hurricane that has been forecasted or predicted on or before the effective date of coverage are excluded. All claims will be evaluated on their own merits at the time of adjudication. Travel Insurance is available on this site and we highly recommend you purchase it.
ABSOLUTELY NO PETS:
No Pets are permitted in rental units or anywhere on the premises under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be required to vacate immediately with no refund of rent and will be fined $500.00.
Trash is collected every Monday and Thursday. Therefore, guests MUST move designated trash cans to end of driveway for next day pickup every Sunday & Wednesday evening to assure trash is collected. One trash has been collected guests are to return trash cans to the appropriate place along the side of home.
COMMUNITY RULES: Guest agrees to abide by rules of the community. These rules may change from time to time. ABSOLUTELY NO fireworks of any kind are permitted on the premises or in the community.
NOISE ORDINANCE: Quiet time for all properties is 10:00 p.m. until 7:00 a.m. in conjunction with Florida county ordinances. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 p.m. and 7:00 a.m. outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 p.m. all guests not staying at the property need to depart the premises.
All weddings and/or events must be pre-approved by Sand Dollar Vacation Properties, LLC. A $500 event fee will be assessed for any weddings or events. All events must meet local restrictions, HOA rules and follow noise restrictions. The guests are responsible for any permits necessary for beach weddings. Absolutely no more than 15 persons permitted to be on the property at any time. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made. Sand Dollar Vacation Properties, LLC can provide a list of venues that will allow larger gatherings.
MINIMUM STAY: This home has a 3-night minimum stay during off-season and a 7-night minimum stay during peak-season. If you have a question about a longer stay please contact your host, Linda, directly.
Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of toilet paper, paper towels, toiletries are provided. Once these items are depleted it is the guests' responsibility to provide their own for the duration of their stay.
The landlord will provide water, heat, electric, trash removal, and WiFi.
NO trailers, boats, jet skis, golf carts, RV's or Buses are allowed on the premises or in the neighborhood at any time.
Diving or jumping into the pool may result in head, neck or spinal injuries. NO DIVING OR GLASS IS ALLOWED IN OR AROUND THE POOL. The renter accepts all risk of the pool and specifically agrees that no minor will swim unaccompanied by an adult. THERE IS NO LIFEGUARD ON DUTY. Pools have electrical/mechanical components. These components can sometimes malfunction. Sand Dollar Vacation Properties, LLC, its Vendors, and/or the Homeowner cannot be held responsible for any malfunctioning pool. Please inform us as soon as possible if your pool is not working properly. No compensation will be given for a malfunctioning components of the pool. Sand Dollar Vacation Properties, LLC will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. PLEASE NOTE: GUESTS ARE NOT AUTHORIZED TO MAKE ANY ADJUSTMENTS TO THE TEMPERATURE OF THE POOL UNLESS GRANTED PERMISSION BY THE HOST.
One Queen bed, Two King beds, a queen-sized sleeper sofa are located in this home along with one set of linens provided for each bed. The beds will sleep 8(Eight) total. Each bathroom is supplied with sufficient amount of bath towels, hand towels, and washcloths for 8 (Eight) persons. Eight (8) Beach Towels will be provided. GUEST SUPPLIES EXTRA TOWELS AND LINENS FOR BEACH AND POOL USE.
MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 8 (Eight) persons at a maximum at any given time during stay. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups. VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SEASONAL VACATION RENTAL. One guardian is required for every 4 singles under the age of 25. Guardians must be present at check-in.
Any reservation obtained under false pretense will be subject to forfeiture of the Security Deposit and any rental money paid, and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all Terms and Conditions of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST understands that the use of illegal drugs or underage drinking by the tenant or anyone else occupying or visiting the premises is strictly prohibited. If there is any evidence of illegal drug use in the unit or on the premises, you will be required to vacate immediately with no refund of rent or the Security Deposit.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and keep all furnishings, art/décor, flooring, appliances, windows and doors, window treatments, plumbing and other equipment, contents and fixtures in the same condition as at the beginning of the lease, reasonable wear and tear excepted.
GUEST agrees to indemnify and hold LESSOR harmless from all liability, loss or damage arising from: 1. Any injury, nuisance or harm suffered on the leased premises or in the community by the GUEST, tenants, or any other persons entering, occupying, or visiting the leased premises; or 2. Any carelessness, neglect, or improper conduct of the GUEST or any other persons entering, occupying or visiting the leased premises. “LESSOR” includes the owners of the property and Sand Dollar Vacation Properties, LLC.
GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones. Upon not less than 24 hours’ notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective tenants. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the premises without prior written consent of the LESSOR. If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property. Either party may terminate this lease in the event of a violation of any provision of this lease by the other party in the manner and as provided by law.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST. In the event of cancellation of this contract, refund of the any rent or deposits will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract at the same (or higher) rate.
PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION:
VIOLATION OF THE MAXIMUM OCCUPANCY PROVISION CAN RESULT IN DAMAGE TO THE PROPERTY AND OVERUSE OF UTILITIES, INCLUDING PROBLEMS RELATED TO OVERUSE OF THE SEWER.THEREFORE, IN THE EVENT GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN EIGHT (8) PERSONS, GUEST SHALL BE RESPONSIBLE TO PAY LESSOR.THE SUM OF ONE-HUNDRED DOLLARS ($100.00) PER PERSON IN EXCESS OF EIGHT PERSONS PER DAY FOR EACH DAY THE GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN EIGHT (8) PERSONS.
Cancellation or changes of reservations with advance payments that are made more than (60) days prior to the check-in date will forfeit a minimum charge of 3.0% percent of total booking cost. Cancellations that are made within (60) days of the check in date and up to (7) days prior to check in date will forfeit 50% of lodging fee and a minimum charge of 3% of total booking costs. All lodging fees will be forfeited under (7) days prior to check in. Any changes that are made more than (60) days prior to the check-in date will not be penalized. Any changes made within (14) days of the check-in date that result in a shortened stay, change of dates, change of location or unit, may result in loss of entire advance payment. Cancellations and early departures due to inclement weather do not warrant any refund of rent. If we are able to secure a new reservation in place of the cancellation/change, we will issue a partial or full refund to the cancelling guest based on the new reservation booking fee.

Limited Parking. Cars must be parked in the driveway. Driveway can comfortably accommodate 3 cars (perhaps 4 if cars are small). NO street parking allowed.
Potential for noise - Construction may be occurring in the neighborhood week days 7:00 a.m. to 6:00 p.m.
Only 1 Queen Bed is on 1st floor. Must climb one flight of stairs to 2nd floor bedrooms. Security Deposit - if you damage the home, you may be charged up to $500.
Absolutely NO boats, jet skis, trailers, buses, RVs or campers allowed at any time.
We rent to persons 25 years or older.
Absolutely NO smoking or pets are allowed on the property.
This home is suitable for adults and children alike. There is a first floor Queen Master. You must be able to climb a few stairs to enter and leave the house. This is a non-smoking, no pets home. The home is in a residential neighborhood, and is not amenable to any loud late parties. Please enjoy and be respectful of this home as you would your own. It is our hope you will develop wonderful memories, and will look forward to booking with us again!
