One of the best located villas, with unique views of the 5th & 6th fairways, our Luxury 5 Bedroom home with private swimming pool and balcony will not disappoint. From the moment you turn into the beautiful tranquil Golf community resort of Highlands Reserve you immediately get the WOW factor and the WOW factor continues as you open our front door and explore our home which has central air-conditioning.      

Whether you want to lounge around, or relax after a hectic day of activity, what better way to do so than watch the sun go down overlooking the fairways or go in the swimming pool which can be heated in the cooler months.

What makes our home stand out from the crowd it is its location and wonderful views over the 5th and 6th Golf fairways . Comfortable furniture with wall mounted flat screen HDTV’s from 32” to 60”

Now to whet your appetite regarding the comforts of our Florida home. It is large and spacious, covering 2,930 square feet.

For those who like to cook, our kitchen has all modern conveniences where you will find everything you need from crockery, cutlery and even an electric can opener, coffee maker toaster, pots and pans, electric blender. American side by side Refrigerator with ice-maker & drink dispenser. Electric Cooker with oven and ceramic hot plates, large microwave, dish washer, everything you could possibly need to create anything from a snack to a banquet.

TV/Living Room - The living room has comfortable sofas to enjoy the benefits of our new flat screen wall-mounted 60" HDTV together with a Blu-Ray DVD player.

Family Room - The family room is adjacent to the kitchen & dining area and has leather sofas. For your entertainment, there is another flat screen wall mounted cable 51” HDTV. There is a selection of DVDs including some for the younger guests.

Ground Floor - Queen Bedroom - This bedroom is located to the front of the villa and with a queen size bed, ceiling fan, wall mounted  flat screen HDTV 32". Walk-in wardrobe and ensuite has a bath and shower over, single vanity unit and WC.

Pool and Patio Area - Patio doors provide access to the pool area.  Where we have provided 6 sun loungers and a patio table with 4 chairs for your comfort. We also have a pool safety fence which is required by Florida law to prevent little ones entering the pool without supervision The fence is removeable if required. The pool can be heated for an additional charge (recommended from November to March). For those wishing to dine alfresco we have provided melamine crockery. 

1st FLOOR

Master Bedroom - The exceptionally large master bedroom has a real luxury king size bed, ceiling fan, flat screen 46" HDTV wall mounted, alarm clock radio and walk-in wardrobe. There is also a small balcony with two easy chairs and foot stools from where you can sit and watch the golfers play, the sun go down and, at certain timee of the year, hot air balloons pass by. The en-suite has a large corner Roman bath, large walk-in shower, twin vanity units, a hair dryer, bathroom scales and a separate WC. 

2nd Queen Bedroom has an adjacent bathroom with WC, twin vanity unit, and bath with shower over. The bedroom also has built in wardrobe and a wall mounted flat screen 32” HDTV

Bedrooms 4 and 5 - These are twin bedrooms, one with a girls theme and the other with a boys theme each having a flat screen 32" wall mounted HDTV. Each has ceiling fans and a built-in wardrobe.

Games Room - Our ground floor games room comes with an 8' professional pool table, 7' air hockey table, and English type dart board.

Wireless high speed DSL internet access throughout the villa & patio. Just bring your own laptop. Free phone calls to all of North America.

Our management company is 5 - 6 minutes away so you will always have someone to call on

About The Area

Highlands Reserve is a very popular community with a prestigious championship 18 hole (par 72) golf course(rated 3.5, Stars by Golf Digest's) with Tennis courts, large communal swimming pool and children’s play park. The reserve is ideal for Golfers and non-Golfers alike.

The advantages of the Highlands Reserve are numerous. It’s an ideal location to explore, situated a short distance from world renowned attractions (Disneyworld is just 15 minutes away). There are many other internationally known theme parks and facilities in the area, such as Sea World, Universal Studios, Gatorland, Wet & Wild, Salvador Dali Museum, Lego Land plus sports such as fishing, horse riding and hot-air balloon, helicopter and air boat rides, Childrens petting farm etc.

Visitors will also be spoilt with the numerous and diverse restaurants and dinner shows (Pirates, Arabian Knights etc), offering excellent value for money,

There are 3 major highways on the doorstep - Hwy 27 (where Highlands Reserve is situated) and Hwy 192 and Interstate 4 to swiftly get you from Orlando International Airport in approximately 40 minutes, Sanford Airport 50 minutes or Tampa International 65 minutes. The East or West coast and Kennedy Space Centre are around 60 - 75 minutes away.

Another advantage of staying in one of our villas is Berry Town Centre is just a 10 - 20 minute stroll away depending on which villa you choose.  At Berry Town Centre there is a large supermarket, banks, service station, Chemist and restuarants etc

House Rules

VILLA ORLANDO JOY - BOOKING TERMS AND CONDITIONS

The Villa Occupancy
1.    Any unauthorised occupancy by people not listed on the holiday confirmation may be subject to immediate termination of the rental agreement.
2.    The property cannot be sub-let.
3.    We regret NO pets allowed.
4. .  Smoking indoors is not permitted in our villa. Smoking is allowed in the garden, patio and pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere inside the villa.
5.    A charge for a deep clean will be made for any evidence of animals or smoking inside the property.
6.    A charge will be made for loss or damage to keys.
7.    The property will be cleaned prior to your arrival, and after you have departed. If you want extra cleaning during your stay, we will arrange it for you but there will be an extra charge.
8.    When you are leaving the property please leave it in an orderly state as it is our home and we would like everyone to enjoy their stay and appreciated how nice it is.
9.     If you have any problems please let our property manager help you, They are there on our behalf to make sure that you enjoy our villa, and all its amenities.
10.   The pool is cleaned and chemically balanced every week for your safety and comfort; however, on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemicals levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12 hours for health and safety reasons.

Maintenance
11    Our entire home is maintained by the lour ocal management.  All breakages, accidents, problems and losses must be reported as soon as they occur so that they can be attended to. As with any home appliances these will, from time to time, malfunction and may need repair “ the local management will use their best endeavour to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the rental home may be required by authorized maintenance personnel during your stay.

Complaints
12.   Things do occasionally go wrong and we promise you we have every faith that our Management Company who will make their best endeavours to rectify any faults to your satisfaction whilst you are at the villa. If you do not bring your complaint to their or our attention whilst you are on holiday you will not have allowed us the opportunity to resolve your problem “in these circumstance, we will not be able to assist with your complaint and we cannot try to put things right for you after you have returned home.  Whilst we cannot accept responsibility for the actions or omissions of the Management we will take any complaint seriously.

Limitation of Liability
13.   The owners do not accept responsibility or liability for accident, injury illness and loss of property or theft that is sustained during the rental period. The owners accept no responsibility for guests property whilst they are in the villa or the pool area; we also do not accept responsibility for lost or misplaced personal property which guest may have left in the villa.
14.   The owners do not accept liability for loss of mains services nor for the consequences of the actions or omissions of the persons who control supply of mains services.
15.   The property is only covered for liability insurance.

Force Majeure
16     The owner will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities for all members of your party.

General Points                                                                                                                                                                                                                                          17.   Swimming pools are great fun; however, they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool. You are particularly advised NEVER to allow children to use the pool and around the pool area unsupervised.

Liability
18    In the event of any problems whatsoever the total liability will be limited to the rental amount paid by the guest.

COMFORTABLE VILLA

Had a wonderful 2 weeks here in Orlando. Villa was well equipped and very comfortable. We had a great time in Disney and Universal and would love to stay here again. Thanks for opening your home to us. Would recommend Appleby's, along side the Publix, for dinner, delicious food. Thank you

GREAT LOCATION

We were very pleased with this comfortable villa which was more than big enough for our family. Although our trip was plagued by torrential rains and storms we made the best of it and the children loved the parks and Disney character. Would have loved to spent more tie relaxing around the pool though. Alison, Adrian & Hannah.

Brilliant 2 weeks away. All the little extra extras really made it 'home from home' especially as we travelled with a 6 month old. (couldn't use the travel cot as it was fit to be used). but everything was brilliant. The kids and adults appreciated the Pool. Location is fantastic too. Wi-Fi was also great for keeping in touch with home

Great home from home villa

We have just returned from 14 days at Orlando Joy situated within the Highlands Reserve. Overall the accommodation was perfect in almost every department. It was very much a home from home. Rooms were all very spacious with copious amounts of cupboard space provided to unpack. The ration of rooms to bathrooms/showers was perfect and the showers were great. The master bedroom has a magnificent veranda which overlooks the 6th tee. All rooms have flat screen TVs and there was even a separate Cinema room with a massive screen with a great selection of DVDs to choose from. Perhaps maybe a few more kids choices would have been more of benefit to our group but a good selection none the less. Great space throughout the Villa to relax and unwind after long hot days at the various nearby attractions. The Disney parks were a short drive (15mins) and Universal (apx 25mins) The pool was great and just what our party needed. The kids loved it and were in it all the time. The pool is surrounded by a safety fence which was ideal given our smallest party member was at that age where you can't let out your sight so it was a good peace of mind. The kitchen was of good standard and the ice machine in the freezer was a great help. The kitchen is left completely empty so it is perhaps an idea to bring your own kit of essentials such as dish cloths, tea towels and cleaning liquids to get you started. We found this out to our detriment as we stopped off st the shops prior to arriving at the Villa to find we had to go back out again. Our party would also have benefited from a child's high chair as none was provided. The house has A/C which was perfect to come home to after long hot days. The house is managed locally by a private company who were excellent and responded to any questions we had very quickly. We had access to a supermarket, pub and various restaurants all within walking distance. We had dinner at Applebee's and breakfast at IHOP both were excellent and would recommend. Overall we would highly recommend this Villa it is really lovely, spacious and comfortable which helped make our holiday a memorable one! If we ever manage to get back over we would have no hesitation about trying to book this Villa again.

Orlando Joy Villa Highland Reserve

The villa was even more impressive than the photo's on the web site. It certainly was a luxury villa with everything needed for a great holiday. The location is excellent for both theme parks and shopping with Publix supermarket and eating out places within a minutes ride.Would definitely recommend this villa to friends and family.

Great golfing location . Pool area can be noisy when golf course is busy.

Straight forward journey from the airport and access to the property logically simple. Limited dining options nearby but Publicx supermarket is in walking distance. We slept in the downstairs bedroom which was fairly comfortable but the bed was very noisy. Good kitchen and utility room both well equipped. Upstairs master bedroom a lot better but very warm, villa policy to keep air conditioning at 78 meant we were always hot. Pool area small especially if we had my son and his family with us. My Response We set our air conditioning for 78 degrees, which is the recommended temperature by the utility supplier, however we allow our guest to lower this by up to 3 degrees.

lots of space for family or friends visiting

House is in a quiet neighbourhood surrounded by a golf course. Close to Disney without being in the middle of the tourist area. Close to grocery, couple of good resturants that are just a good walk if you desire. This was our third year dealing with the management and the owner. Some things that were a concern over the time we have rented were delt with. The pool is always maintained. We have recommended to some people that they rent from the same owner, we do hope they are satisfied as we have been.
