Three separate pavilions each with luxurious tropical and ocean views, offer abundant space for a relaxing holiday living. The central pavilion faces the beach, pool and courtyard. On either side of the courtyard, are the other two pavilions housing the four double bedrooms and a second lounge or TV room, a bright, cheerful room with comfortable couches and a 60” inch LED flat screen TV overlooking the lawn and ocean.

The open plan lounge, dinning area and kitchen, are all crafted with vaulted ceilings. The lounge furbished with comfortable water hyacinth sofa and chairs, vivid coloured Thai silk cushions, and local artwork, reflects the colours of the garden. A hand carved teak coffee table, depicting a Thai jungle scene, adds character to this room. The dining table accommodates 8 guests comfortably and joins with the fully equipped western kitchen.
Swim
A blue tiled swimming pool with a separate Jacuzzi crowns the center of the courtyard. The tranquil pool is attached to a Sala with teak furnishings facing a wide beach and ocean, a perfect spot for reclining and gazing out to the endless horizon and silhouettes of islands beyond.
Sleep
Baan Tawan Chai, has four lovely en-suite bedrooms accommodating eight guests, located in two pavilions either side of the central main living area. Teak beds with comfy mattresses and luxurious linens add pleasure to your sleep and relaxation. Each en-suite bedroom opens into a private rainshower room open-to-the-sky, and festooned with ornaments and tropical plants.

One Complimentary Dinner: For bookings of 7 nights or more
Rates for four bedroom are quoted for the maximum number of 8 Guests (including children). One additional guest is possible, rate varies with season and is as specified above regardless of age.
Rates for three bedroom are quoted for the maximum number of 6 Guests (including children). No additional guests.
Early Bird: 10% discount for any bookings made 120 days in advance. Deposit has to be received at least 120 days before arrival date
Last Minute: 10% discount if confirmation and full payment is to be received within 14 days of arrival date
1. PAYMENT, DEPOSIT & CANCELLATION POLICIES:
To secure the booking, a partial payment of 30% of the rent portion of the quote, is due within 5 days of guest confirmation of intention to book. The balance payment must be fully settled 45 days prior to arrival (Intermediate & High Season & Peak Season) and 60 days prior to arrival for Christmas, NY, or if that date is already passed, the full rental settlement is required to be paid with the deposit. Non-payment of the deposit for securing the booking or of the balance amount on due dates will be considered as cancellation, please cancellation policies para’ 1.4 below.
1.1 RATES INCLUDE
Complimentary Airport Transfer, once each way per booking. Continental breakfast, One Baby cot & Chair provided FOC at request Internet - Wifi, Toiletries, Towels, Linen, Bed Linen and Bathroom Towels changed once every three days. Pool towels replenished as deemed necessary Two live-in staff for daily housekeeping Concierge Services Electrical Allowance: A daily 80 Kw units. If the free allowance is exceeded a charge of 7(seven) Baht per unit is deductible from the refundable security deposit on check out.
1.2 RATES EXCLUDE
Extra Beds requested will be 30 to 50 USD per night regardless of age , depending on the season, and includes daily continental breakfast. Chef Service THB 1,500 per meal, THB 2,500 for lunch and dinner ;Cost of groceries on guest account & grocery shopping THB 500 per trip Chef Service by villa staff THB 1,000 per meal (Thai Cuisine); Cost of groceries on guest account & grocery shopping THB 300 per trip Car rental can be arranged with full insurance coverage, with or without driver Baby sitting service on request and availability In-villa spa treatment with extended menu.
1.3. SECURITY DEPOSIT
Security deposit THB 20,000 to be deposited on arrival in cash. This is to cover the cost of any damage or breakage's during the rental period, to be reimbursed at time of departure less any such costs. The Guest is responsible for all damages which exceed the deposit amount.
