Due to the unique and historic tradition of these mountainside lemon groves, the western coast of the lake is called the "riviere dei limoni". There is no better way to experience the grace and natural beauty of this area than living in an original and traditionally preserved "limonaia". Located above the town Gargnano, the property is a living working traditional "limonaia", or lemon grove. It has a complete and incredible view across the entire lake, a view so vast that it envelopes the property and can be seen from almost every room. The property first appears in the land registry in the 1700s, and the original stonework, lemon grove structures, aqueducts and fountains are still in place and perfectly functioning. It was completely renovated to become an exclusive residential property first in the 1980s, and then in partial sections until the most recent renovations in 2014.

The property has 3 independent living units all rented as a single private property -- we do not rent them separately. All together there is a total of 9 bedrooms (sleeps 18 plus 2), 8 bathrooms, three kitchens and four lounge and dining areas. The main house is the oldest, built in early 1700s and last renovated in the 80s, and has 4 double bedrooms, 3 bathrooms and a powder room/service bathroom, a kitchen dining area with fireplace, a lounge area with an original antique cooking fireplace with traditional "spiedo" equipment and working chains and pulleys for the soup pot. The "garconniere" is a romantic island of charm and design, separated from the other two houses by the gardens of the lemon grove. It was last renovated in the early 2000s, with a living tree growing up through its two floors, 2 bedrooms, a lounge/study area and small kitchen, and two small bathrooms. There is an original bread/pizza oven built into the ancient walls of the terrace garden just outside the garconniere. The "casella" is the most recently renovated space, with 3 double bedrooms, 2 new bathrooms, new kitchen and a splendid glass surrounded lounge/games area. It too opens onto its own terrace garden, with a large built in barbecue, eating area and lounging area. All of the beds in all houses have new mattresses, pillows and bedding. In keeping with the style and era in which the house was built, the bedrooms and bathrooms are small, many with exposed wooden beams in the ceilings, exposed stone and arches, and interesting unexpected spaces and angles. Almost every room in every building has splendid views of the lake, the ancient lemon grove structures, the mountains and the woods. All of the houses have exclusive exits onto the terraced gardens of the lemon grove, each with private gardens and sitting areas. The second lowest terrace is given over entirely to the large private swimming pool, an extremely romantic situation, with the towers of the lemon structures to one side, and complete breathtaking lake view to the other, filling your eyes with a feast of wonders at each swimming stroke. The grounds are situated in a private park of about 10.000sqm, terraced along the mountain side, with extraordinary views from every angle. There is a private waterfall within the property, off a path in the woods behind the gardens. At the corner of the main house grows an olive tree that has been studied and certified as the oldest and largest olive on lake Garda.

A stunning 20x4m swimming pool occupies an entire single terrace of the lemon grove, and has been featured in many design and landscaping magazines. There is a private mountain spring with crystal spring water, with working original fountains on the grounds, and the main house kitchen has a dedicated tap that distributes only this pure spring water. The top terraced garden has a games area with ping pong and swings for the children. The bottom terraced garden has a very large built in barbecue, and there is seating and tables for outdoor eating both by the barbecue (8 people) and in front of the main house (14 plus 8). Both eating areas have uninterrupted amazing lake views. There are two large parking areas, one on a lowest terrace (3 cars), and one on the highest terrace (5 cars). The villa is equipped with Wifi, satellite, HD televisions, and all the appliances you would need and expect in a property of this level. The property is extraordinary in its context, its architecture, and its location. It has been featured many times in design and architecture magazines, including Vogue Casa, Mia Casa, Gardenia, Gente Money, Le più Belle Cucine, Il Camino, Piscine delle Ville, and more.

The villa is located only a few hundred metres above the duomo of Gargnano and its historical centre with shops, restaurants and ferry ports. The road to the villa is in good repair, paved and maintained by the city, but the last 100 metres are quite steep. Less powerful cars should turn off the AC before the ascent, and cars with trailers or RVs won't make it up. The main road that runs from Gargnano to Riva is considered one of the most picturesque highways in the world -- beautiful, twisty, fun to drive. Driving the deserted road as the sun rises over the lake is a definite "bucket list" experience. It has been featured in numerous car advertisements, including Mercedes, BMW, and Seat Leon sports, and perhaps most famously, it is the stretch of road featured in the intro sequence to the James Bond film "Quantum of Solace".
